Hello. I’m the House Centipede. Sorry I made you scream when I ran across the bathroom floor at 2:00 AM.

I know I look like a collection of runaway eyelashes. But I’m a pure carnivore. I don’t eat your food, I don’t eat your wood, and I don't want your bed. I want the things that do.

Here is a simple checklist I walk through with heirs so clarity wins over chaos:

Keep it if:
• You have time to manage it
• The condition is solid (or you have budget for repairs)
• The family is aligned
• The costs make sense long-term (taxes, insurance, maintenance)

Rent it if:
• The property is rentable with minimal updates
• You can handle tenants (or hire management)
• The numbers work after repairs, insurance, and vacancy
• All heirs agree on the plan and income split

Sell it if:
• You need closure or funds within a specific timeline
• The home needs significant repairs
• Siblings or heirs are not aligned
