Change orders are not just “small changes.”
They reset part of the build.

A lot of buyers think a change order is simple.
“Can we swap this?”
“Can we upgrade that?”

But behind the scenes that one request creates work across the entire project.

Vendors have to reprice materials.
Trades may need to adjust schedules.
Scopes have to be rewritten.
Approvals must be documented.

That process takes time and coordination, which is why most builders charge for change orders.

There is another side buyers often do not hear about.
Upgrades can push the home’s value beyond what it will appraise for in that neighborhood. When that happens, the lender will not finance the difference and the buyer must cover that gap before closing.

Handled early, none of this is a problem.

Change orders are not meant to stop upgrades. They exist to manage them properly so everyone understands the real cost before it becomes a surprise.
