Lots of times when I'm taking buyers through a home, they'll ask what it costs to upgrade, repair, or replace different parts of a home.

Here’s my list of project estimates I often share with buyers:⁣ ⁣ Replace kitchen appliances: $2,200 - $20,000 depending on the models selected.⁣

Install new kitchen cabinets: $2,000 - $9000.⁣ Install new kitchen countertops: $2,600 - $4,000 for the average-sized kitchen.⁣

Put down new carpet: $8,000 - $13,200 for 1200 square feet of new carpet.⁣

Paint the interior: $1.50 - $3.50 per square foot. Throw in-ceiling and trim, and the price increases to $3 to $4 per square foot.⁣

Remove popcorn ceiling: $900 - $3,000.⁣

Run a gas line to the house: $250 - $850 ($15 to $25 per linear foot).⁣

Install a backyard fence: $1,500 - $4,000.⁣

Complete a minor bathroom remodel:

Around $10,500 to replace the tub, tile, floor, toilet, sink, vanity, and fixtures.⁣ ⁣ Keep in mind these are just estimates, and costs will vary from zip code to zip code. Also, if you’re even the slightest bit handy, you can shrink these costs by tackling projects (or parts of projects) yourself.⁣ ⁣

Myth: IF you find a house you like, THEN you can worry about a mortgage.⁣ Truth: Nope. Not true. In this market, you’ve got to have your financing locked up if you want a chance at nabbing the home you love. Offers are flying around so fast you simply don’t have time to make an offer without a pre-approval.⁣ ⁣ Myth: You need piles of cash lying around to buy a house.⁣

Truth: The average buyer put down just 12% in 2021. For first-time buyers, the average was closer to 7%. So while you do need to be financially sound and have a steady job, the 20% down payment myth is just that…a myth.⁣ ⁣ Other real estate rumors got you scratching your head?

SINGLE FAMILY: You’d like a yard, want plenty of square footage, don’t care to share walls or walks, and would love to see some serious appreciation.⁣

FARM or RANCH: “Give me a home where the buffalo roam,” you say. The further from Target and Starbucks the better. You’re looking for acreage, a rocking chair front porch, a barn out back, and plenty of space to park your truck (and maybe a tractor).⁣

CONDO or TOWNHOME: You’re ready to buy, but not ready for the upkeep or size of a single-family home. Plus, you’d love to live in a city center steps away from the lively urban activity, and you're a-okay with a hefty HOA so long as it covers landscaping and major repairs.⁣

The short answer is yes, it’s possible to buy a home with bad credit.

The longer answer is that it’s not easy, and it will be harder for you than it would be for someone with good credit.

There are some steps you can take to improve your credit score before you start looking for a house, but once you find one you like and make an offer, the lender may require you to have a cosigner who has better credit than yours. This cosigner would help you get approved for the loan, but would not share ownership of the house with you. If something goes wrong during the loan process—if you miss payments or fall behind on any other bills—the lender can come after your cosigner instead of going after you directly.
