What happens if a home is damaged after a contract is signed but before closing?
Both Kansas and Missouri real estate contracts address this scenario. During the escrow period, sellers are generally required to maintain the property in substantially the same condition as when the contract was accepted. If significant damage occurs, buyers typically have contractual options that may include repairs, insurance proceeds, or terminating the agreement.
Real estate transactions involve far more than price and inspections. Understanding how contracts handle unexpected events is one of the many ways a knowledgeable agent protects their clients.
