Cash Flow and Passive Income are the two answers I always hear when people mention investing in real estate. However, that is so far down on the list of why you should invest in real estate. In fact, if that is your number one priority, do not get into single family investments.

Why do I invest in real estate? Appreciation and tax benefits. With the big beautiful bill and being a “real estate professional” I can depreciate the entire asset we purchase against my W2 income saving me THOUSANDS in taxes each year. If you’re a W2 employee, you should look into this as well.

So don’t buy the house for the cash flow. Buy it for the benefits you don’t see each month.

Guess what?! Most “Experts” in a field are still learning as they go. There is never a perfect time to buy a home!

I talk to so many people who want to “invest” in real estate but are waiting for the perfect house or for the exact formula they heard on some podcast before buying. And those people are still on the sidelines waiting to buy. There is never a perfect time to buy or a perfect ratio or solution.

If it is close to a good deal, as my good friend says, just buy the house. You won’t regret it

5 things I don’t care about as your mortgage lender!

❌ I don’t care if you think your questions are “too much”
Ask them all. Seriously. I’d rather explain something 10 times than have you stressed, confused, or guessing through the biggest purchase of your life.

❌ I don’t care how long it takes you to buy
30 days or 3 years from now — this isn’t a race. My job is to help you make the right move when you’re ready.

❌ I don’t care if you change your mind
Buy now. Wait. Build. Refinance. Pivot completely. It’s your life and your finances — you deserve the space to figure out what actually makes sense for you.

❌ I don’t care what the internet/group chat/your uncle says
Everybody’s got opinions about real estate. I’m here to help you focus on your numbers, your goals, and what works for your situation.

❌ I don’t care if the question hits you at 9pm
Because home buying questions never magically happen between 8-5. If something’s sitting heavy on your mind, send the text.

Mortgage rates just hit the highest they have been since July of last year. When will they come back down?!

If you want to track, just follow oil prices. Right now, oil prices are driving up inflation which is driving up mortgage rates. When oil prices fall (like they did last night) mortgage rates will follow. If they keep climbing, so will rates!

So not always but at the moment track oil prices and it will lead you to what mortgage rates are doing!

It is crazy how much your first kid changes you. It is so fun watching and teaching them to grow from a baby to a boy. But the lessons that he has taught us over the past three years outweigh anything I could ever teach him.

Mortgage rates are now the highest they have been since July‼️

In a crazy two weeks rates have jumped over half a percent due to inflation concerns with the war in Iran. Nobody could of predicted this but will be interesting to see what happens to the housing market.
