This property was a REO (property owned by a lender that due to foreclosure) and we represented that lender. At this point, the goal is to typically minimize the lenders loss on the property.

Prior owners tried selling the property for approx 1 year with no luck. Multiple factors for this, but condense down to asking price vs property condition.

Although prior owners did a pretty good job with overall finishes, they put too much money into that and neglected big capital items that needed attention (think structural work, roof, electrical, etc). Big ticket items that often scare away typical retail buyers.

Before listing the property on the market, we gave the lender advice as to what needs further professional attention along with other minor punch list items that help maximize the resale value for this particular property and market.

Lender followed our advice, made repairs and then we capitalized on marketing, negotiating the sale, and getting the property across the closing table.

In the end, a win-win for everyone involved 🙌
