Nearly 40% of potential sellers say they’re planning to offer concessions this year, up from 30% in 2025.

That increase means more flexibility in today’s market, things like sellers helping with closing costs, adjusting the price, or handling repairs.

If you’ve assumed a newly built home is out of your budget, the math just got a little more favorable.

The median price of new construction homes is now around $390,000, the lowest level since 2021. At the same time, many builders are still offering incentives to attract buyers.

That includes things like help with closing costs, upgraded finishes, mortgage rate buydowns, and in some cases even price reductions.

In fact, over 60% of builders are offering some type of incentive right now, and more than one in three are cutting prices.

This doesn’t mean the market is in trouble. Builders are simply adjusting to move inventory in today’s conditions, which creates more opportunities for buyers.

Bottom line, new construction may be more within reach right now than many people realize.

You’ve probably heard mortgage debt in the U.S. just 𝗵𝗶𝘁 𝗮𝗻 𝗮𝗹𝗹-𝘁𝗶𝗺𝗲 𝗵𝗶𝗴𝗵 and that part is true.

But that headline leaves out the bigger picture.

Home equity is also near record highs. In fact, at $34.1 trillion, it’s more than double the $14.4 trillion in mortgage debt.

That gap matters. It means most homeowners today have significant equity built up, a real financial cushion.

That’s a very different situation from 2008, when many homeowners owed more than their homes were worth. Today, it’s the opposite.

Bottom line, homeowners are in a much stronger position and the housing market has more stability beneath the surface than the headlines suggest.

Right now, the average home is under contract in about 19 days—with the best properties moving in less than a week. Homes are selling; they just aren't selling "on accident" anymore.
