🏡 Russell County Real Estate Market 🏡

One of the biggest misconceptions I hear is that Russell County's real estate market moves exactly like the rest of Virginia. The reality? It doesn't.

While statewide headlines may point to a buyer's market or shifting trends, Russell County is currently experiencing a much more balanced market, where neither buyers nor sellers hold all the leverage. Local conditions, inventory levels, property types, and location all matter. In fact, market activity can vary significantly from one part of Russell County to another—and the same is true when comparing neighboring Tazewell and Washington Counties.

Pricing expectations are especially important right now. Homes that are priced correctly are attracting attention and selling. Properties that are priced based on peak-pandemic values or emotional attachment often sit on the market longer. Current market data shows homes in Russell County are taking roughly 79–82 days to sell on average, making strategic pricing more important than ever.

Land values are another area where expectations sometimes miss the mark. Not all acreage is valued equally. Factors such as road frontage, utilities, topography, accessibility, and development potential can dramatically impact value. Ten acres in one area of the county may command a very different price than ten acres somewhere else.
