🚨 VIRGINIA PROPERTY OWNERS: THIS IS A SCAM YOU NEED TO KNOW ABOUT. 🏠

Property and deed fraud is an active and serious threat, and criminals can use publicly available information to target landowners and homeowners.

Vacant land and vacant homes can be particularly attractive targets. In some schemes, criminals may create fake businesses or identities and attempt to sell property they don’t own. They may look for a quick, cash-only sale at below-market value to move the property quickly.

In some cases, the legitimate owner may not discover what happened until a buyer later tries to build on the property, develop it, or clear the title.

That’s why I want to make Virginia property owners aware of the VA Deed Alert service, offered free by the Supreme Court of Virginia.

🔔 How VA Deed Alert Works:

Register using your name, business name, or Tax Map/Parcel ID.

Receive an email notification when a document matching your information is recorded in the Land Records Division.

If you receive an unexpected alert, check the record with your local Circuit Court Clerk’s Office.

If you discover a potentially fraudulent filing, seek appropriate legal assistance.

⚠️ Important: VA Deed Alert does not stop or prevent a filing, and it does not determine whether a filing is legal. It provides an early notification that a matching document has been recorded.

The service is free and available to Virginia property owners. You can register at https://www.vacourts.gov.

When Life Changes

I’ve been thinking a lot lately about how much life can change.
Sometimes those changes are exciting. Sometimes they’re hard. And sometimes they’re a little bit of both.

There are seasons when the home that once felt perfect for your family just doesn’t fit your life anymore. Maybe the kids have grown and you’re looking at all those extra bedrooms. Maybe you’re ready to simplify. Maybe you want to be closer to family. Maybe retirement has you thinking about what you really want your days to look like.

And sometimes, life simply makes the decision for us.

I think one of the hardest parts of these transitions is realizing that downsizing or selling your home isn’t really about the house.

It’s about letting go of a chapter of your life.

It’s going through closets and finding things you haven’t seen in years. It’s deciding what to keep and what to let go. It’s looking around a room and remembering birthdays, holidays, family dinners, and all the ordinary little moments that somehow became the memories you treasure most.

🚨 BREAKING NEWS FROM THE BACKYARD 🚨

For the past week or so, Brynn has officially been assigned to Squirrel Watch. 🐿️🐶

Some call it Squirrel Duty.
Others call it Squirrel Patrol.
Brynn calls it HER LIFE’S PURPOSE.

She has taken up permanent residence under the giant azalea bush, which apparently qualifies as a luxury treehouse, command center, and tactical observation post. 🌳😂

From this position, she monitors all squirrel activity with the focus and determination of a highly trained professional. And let me tell you… those squirrels are NOT getting anywhere near our cars. Thankfully, because Brynn is taking that responsibility VERY seriously.

During the recent heat, she was so committed to her post that she basically had to be forcibly recalled from duty to come inside, drink water, eat something, and cool off. Apparently, hydration is for amateurs when there are squirrels to monitor.

She is focused.
She is determined.
She is vigilant.
She is slightly unhinged.

And the squirrels? They have been warned. 🐿️👀
