How adorable is this little lakeside cottage! Huge congrats to my buyers who were not only SO patient during their purchase (and all the twists and turns that come along with it) but also with the sale of their previous investment property!

With that in mind, I thought this was a great learning opportunity, to provide some insight for those who are already real estate investors or who are trying to get into it:

Did you know that when you own an investment property, the IRS taxes them more heavily when you go to sell it? However, there is a great option for people like my clients who knew they wanted to purchase a new investment property. This is called a 1031 exchange. Essentially, you are taking the capital gains from one property and holding the funds in escrow, thus avoiding paying tax on the profit. From there, you will then have 45 days to get under contract on your new property, and 6 months to close! This is a great option for people who want to simply swap one for the other and potentially save thousands of $$$!
