This one is personal. 🤍

When my parents were downsizing, we were dealing with a house full of decades worth of memories and stuff. LOTS of stuff. Things they had since they got married. Things no one had touched in years.

It was a lot. And an estate sale was the best decision we made.

Instead of feeling overwhelmed trying to figure out what to do with everything, we brought in an estate sale company and they handled it. It took the stress off of us and made the whole process so much smoother.

I do not just recommend estate sales because it is good advice. I recommend them because I have been through it myself.

Part 3 of the VA loan update and we are ending on a good one. 🏡

Fireplace certification is no longer a requirement for VA loans starting May 1st.

If you have been following along this week you already know the VA made some significant changes and this one is just as important. Less friction, fewer requirements, and a smoother path to closing for VA buyers and sellers alike.

Thinking about adding a pool to your home? Here's what I want you to know before you sign anything. 🏊♀️

First, the cost goes way beyond installation. You're looking at ongoing maintenance, chemicals, electricity, and repairs that add up fast every single month.

Make sure your yard can actually support it. Soil conditions, drainage, and the size of your lot all matter more than people realize.

Check with your city or HOA before you get too far. Permits are required and some neighborhoods have restrictions on size, fencing, and placement.

Speaking of fencing, most cities require a fence around your pool. Factor that into your budget if you don't already have one.

Your homeowner's insurance will go up. Pools increase liability, so call your provider before you commit.

And finally, think about resale. A pool can be a selling point but it can also shrink your buyer pool down the road. It really depends on your neighborhood.

A pool can absolutely be worth it. Just go in with a full picture so there are no surprises. 💛
