The Federal Reserve held interest rates steady today, but does that mean mortgage rates will come down?

Not automatically.

The Federal Reserve does not directly set mortgage rates. Mortgage rates are affected by the bond market, inflation expectations, economic conditions, and what investors believe will happen next.

That’s why rates can move before a Fed meeting, after a meeting, or even in a direction people weren’t expecting.

For homebuyers, the most important thing is not trying to perfectly predict the market. It’s understanding your budget, comparing loan options, and knowing what monthly payment makes sense for your household.

Your mortgage payment is important, but it isn’t the only number you should consider when buying a home.

Property taxes, homeowners insurance, HOA fees, utilities, maintenance and future repairs all affect what the house will actually cost you.

A buyer may technically qualify for a home while still feeling financially stretched after everything else is added.

Don’t focus only on what you’re approved to buy. Focus on what you can comfortably own.

That does not always mean the market is bad.

Buyers are comparing everything: price, condition, repairs, photos, location, and whether the home feels worth it compared to other options.

The market matters, but your selling strategy matters too.

Kansas City is considering new ways to increase housing and make homeownership more affordable.

More homes could help increase supply, but that alone doesn’t guarantee affordability. Buyers still have to consider interest rates, taxes, insurance, construction costs and the total monthly payment.

What would make the biggest difference for Kansas City buyers right now: lower prices, lower interest rates or more down-payment assistance?

If your home or basement has flooded, safety must come before cleanup.

Check these three areas:

Electricity and gas, do not enter standing water if electrical equipment may be energized.
Foundation and structure, look for new cracks, bowed walls, sagging floors or doors that no longer close correctly.
Hidden moisture and mold—water can remain underneath floors, behind drywall and inside HVAC equipment.

Once the home is safe to enter, photograph and record all damage before throwing anything away.

The Kansas City real estate market is still active, but buyers are being more selective than they were a few years ago.

They’re looking closer at price, condition, repairs, and whether the home feels worth it compared to everything else available.

So no, the market didn’t stop. But sellers do need to be realistic.

Don’t let Zillow price your home.

Online home value estimates can be helpful, but they are not the final answer.

They do not always know your upgrades, your condition, your layout, your finished basement, your lot, or what buyers are actually paying for homes like yours right now.

Two homes in the same neighborhood can have very different values.

So before you price your home based on one online number, get a real local market analysis.

That can make a big difference when it comes time to list.
