Baby Boomers continue to play a major role in today's housing market. According to the National Association of REALTORSÂŽ, they account for 42% of home buyers and 55% of home sellers, thanks in part to decades of building home equity.

Nationally, the housing market continues to face affordability challenges, with mortgage rates hovering around 6.4%. Here in the Kansas City metro, we're seeing well-priced homes continue to attract buyers while home values remain resilient despite those affordability pressures.

Buyers may think the listing price tells them what a home is worth. It doesn't.

Don't judge a home's value by its listing price.

The asking price is only the seller's starting point. The real question is: What are similar homes actually selling for?

A home priced at $325,000 might be a great deal—or it might be overpriced. Recent comparable sales, the home's condition, location, and current market activity tell the real story.

That's why I always recommend looking at the data before deciding whether to make an offer.
