You may be hearing that buyers are gaining more leverage nationally. But Kansas City is showing a somewhat different picture.

In September, KC had:

Approximately 6,560 active listings — up just 0.4%
$389,975 median list price — up 0.8%
50 days on market
19.4% price reductions

Nationally, inventory is growing much faster.

For Kansas City homeowners thinking about moving up, that matters. You may have more negotiating room when you buy while still having a solid opportunity to sell your current home.

Kansas City buyers—this caught my attention.

Realtor.com just identified September 27–October 3 as Kansas City’s best week to buy a home in 2026.
Why? Historically, this time of year brings buyers more homes to choose from, less competition and a little more time to make decisions.
But I wouldn’t take this to mean you have to buy a house during that exact week. The bigger takeaway is that fall may give KC buyers a little more breathing room than they had earlier in the year.
And if you’re a homeowner who needs to sell your current home and buy the next one, don’t look at only the selling side. A slower fall market may require you to price your current home carefully—but it could also give you more choices and negotiating room when you become the buyer.

Sometimes the opportunity is on the other side of the move.
