Before you fall in love with the kitchen, finishes, or backyard, slow down and look for these 10 warning signs during a showing:
1. Fresh paint in odd spots
A small, freshly painted area may be covering water stains, cracks, smoke damage, or a recent repair.
2. A musty or damp smell
That odor could point to moisture intrusion, poor ventilation, hidden mold, or previous flooding.
3. Sticking doors and windows
One sticky door may be minor, but several can suggest swelling, settling, or structural movement.
4. Cracks above doorframes
Small cosmetic cracks are common, but wider, diagonal, or recurring cracks deserve closer inspection.
5. Sagging or stained ceilings
Discoloration, bubbling paint, or sagging drywall may reveal an active leak or unrepaired water damage.
6. Water stains in the basement
Look closely at walls, floors, corners, and baseboards for signs of seepage, drainage issues, or flooding.
7. Sloping floors
Uneven floors may result from settling, damaged joists, foundation movement, or older construction.
