The winds are changing and this house is a great example. I got my license to sell real estate in 2015. Prices were climbing. By 2019, many areas saw home values that had doubled in a decade. By 2023 people had already been saying the bubble is going to pop for years.
There was no pop, and my opinion says there won't be one. BUT, we are finally settling out to a more reasonable market where things are little more fair for both sides. Prices are not declining, but they are keeping steady with inflation. Thank goodness!
This house made a good example because it is an absolute gem of a home, very well cared for, updated, cul-de-sac, on the golf course, open floor plan... and still took 131 days on the market to find the right buyer. My average days on the market over the past 12 years is 15 days, so this was definitely an outlier. But, it's not an outlier for this current market.
Though I'm sure my seller would have preferred a quicker sale, this change of winds is welcome for our buyers that appreciate having days to think over making an offer rather than being pressured to make a decision hours after the home comes on the market.

Can't wait to see what 2027 has to bring. People will always be buying and selling. People have babies, get married, get divorced, become empty nesters, change jobs, have health changes and a million other things that can influence one's living situation. People will always need to move, so I know there will always be homes out there for sale. For now, I am grateful for a bit more of a balanced market.

I've been a little quiet on here lately, but for a good reason. ❤️
I've been spending my days helping some incredible clients find the places they'll call home.
Over the last few weeks, I've had the privilege of celebrating buyer closings with families in all different stages of life, a family finding their forever home on the lake, my longtime friends beginning an exciting empty-nester chapter, and also a few new friends who were referred to me by past clients as they started their own next adventure.
Every closing tells a different story, and I never take for granted that I get to be part of such an important milestone. Whether it's a first home, a forever home, or a fresh start, it's incredibly rewarding to help people confidently take that next step.
To everyone who has trusted me, referred a friend, or cheered me on along the way...thank you. Your support means more than you know.
It's been a fulfilling summer, and I can't wait to see what the rest of the year has in store. 🏡✨

There’s something extra special about helping a first-time home buyer get to the closing table. 🏡✨
This week, I had the privilege of handing over the keys to a client buying his very first home and moments like this never get old.
He was such a joy to work with from start to finish. Watching his excitement grow throughout the process reminded me so much of helping my own son search for his first home.
Buying your first home is a huge milestone, and yes, it can feel overwhelming at times. But it can also be exciting, empowering, and even fun when you have the right guidance.
That’s always my goal: to make the process feel simple, manageable, and enjoyable, while making sure my clients feel informed and confident every step of the way.

I am so proud of my clients that closed last week!! After being in a home for over 25 years, the move can be heart wrenching, full of memories and most of all exhausting. Howard and Annette worked their tails off to hand over a beautiful home to the new buyer.
