🏡 BUYERS in Lee’s Summit and the surrounding areas — this is for YOU!
Before you fall in love with a house, let’s talk NUMBERS!
There are so many ways to structure an offer, and sometimes getting the best deal isn’t just about negotiating the purchase price.
Here’s what I want you to know! 👇🏼
💰 1. Negotiate the purchase price.
Just because a home is listed for a certain price, doesn’t necessarily mean that’s what you’ll pay. Depending on the property, market conditions, and seller’s motivation, there may be room to negotiate!
📉 2. Ask for a rate buy-down.
Instead of asking for $ off the purchase price, you could potentially negotiate $ in seller concessions to help buy down your interest rate. Depending on the loan and rate options, this could make a bigger difference in your monthly payment!
🏡 3. Negotiate closing costs.
Closing costs are separate from your down payment! In some situations, we can negotiate for the seller to cover a portion of those costs, keeping more money in YOUR pocket at closing.
🔑 4. Understand your TOTAL monthly payment.
Your mortgage payment isn’t just principal and interest. We need to look at property taxes, homeowners insurance, HOA fees, and mortgage insurance (if applicable).
🤝 5. Know what else is negotiable.
Closing dates, repairs, inspection items, appliances, and other contract terms may all be part of the conversation!
Here’s my biggest piece of advice:
Don’t start your home search with the maximum amount you’re approved for.
Start with the MONTHLY PAYMENT you’re comfortable with, and let’s work backward from there!
I want my buyers to know what their payment could look like BEFORE we ever write an offer, understand their options, and feel confident they’re making a smart financial decision.
There isn’t a one-size-fits-all approach to buying a home. Every property, every seller, and every buyer’s financial situation is different!
Let’s find out what works best for you.
