You see a lot of builders offering a 2-year buydown right now. I have two listings in Blue Springs doing this differently.

On these two new homes in Adams Pointe Village, the builder's $10,000 credit can go toward a permanent rate buydown through the preferred lender, not the 2-year kind. Locked in for the full term of the loan.
Same math as my last two videos, permanent beats temporary. On a loan this size, that's over $250 a month, every month, for as long as you own the house.

The rate buydown feels like the better deal. But what does the math say?

Same $15,000 builder credit, two options: buy the rate down for 2 years, or knock it off the purchase price permanently. The buydown saves more up front, then disappears. The price reduction saves less per month, but never expires, and the average homeowner holds their mortgage 8-12 years right now, not 2.

So which is right for you? It depends how long you plan to live in your new home.

The summer peak is easing into a steady rhythm. Here is the snapshot for Kansas City real estate right now:

💰 $406,907 – Average Sales Price (Holding strong above $400k! 💪)
🏠 3,886 – Homes Sold this month
📉 -5.2% – Less inventory than July 2025
⏳ 2.6 Months – Supply on market

The Takeaway: Supply rose slightly to 2.6 months, giving buyers a bit more room to negotiate before fall. But with inventory still down 5.2% year-over-year, well-priced homes are continuing to sell quickly! 🏃‍♂️💨

That "2 years" rate buydown builders are offering is a bet, and buyers who took that deal 2 years ago are about to lose it.

The plan was simple: rates come down, you refinance before the discount runs out. Except rates today are basically where they were 2 years ago. No drop. No refinance. Payment just jumped back to the full rate.

Here's the question nobody asked at the table: what if that same money had gone toward the purchase price instead?
