If you’ve been following along, you know we’ve watched this home go from foundation to framing, mechanicals, and drywall. But today, we hit my absolute favorite milestone: The Trim Stage. 😍

Before trim goes in, every house looks pretty much the same. But once the doors, baseboards, and casings start going up? The home finally begins to form its own unique identity and architectural style.

A quick tip if you are currently building or planning to build a new construction home:

Make sure to request a trim walkthrough with your builder. Walking the site at this stage gives you the perfect opportunity to make small, high-impact design decisions. Adding a little extra trim detail in a dining room, an entryway, or a primary suite can completely elevate a space from "builder grade" to "custom luxury", all while keeping your budget intact. ✨

Most Kansas City buyers think closing day is the end of the new construction process. It's actually the day your one-year builder warranty begins , and it doesn't work the way you'd expect.

Every builder runs their warranty schedule differently. Some want submissions at 30 days, 90 days, and 11 months. Others want one comprehensive list near the end of year one. And critically, this isn't a bumper-to-bumper warranty. There are exclusions written into your sales contract that separate what's warrantable from what's standard homeowner maintenance.

Knowing the difference before you close is what keeps the first year in your new home smooth instead of frustrating.
