🗳️ THIS TUESDAY IS ELECTION DAY IN MISSOURI

On Tuesday, August 4, Missourians will vote on four proposed amendments to our state constitution. Three additional amendments will appear on the November ballot.

These are important decisions, and some of the proposals go well beyond what can be explained in a headline. Here is a quick, nonpartisan overview of what is at stake:

🗳️ TUESDAY, AUGUST 4, 2026

AMENDMENT 1 — PARKS AND CONSERVATION
Would continue Missouri’s existing one-tenth of one percent sales and use tax for another 10 years. The approximately $140 million generated annually supports soil and water conservation, state parks and historic sites.

AMENDMENT 2 — COUNTY ASSESSORS
Would require all charter counties, including Jackson County, to elect their county assessor. Assessors in charter counties would also have to meet training requirements established by state law.

AMENDMENT 4 — CITIZEN-INITIATED AMENDMENTS
Would require a citizen-initiated constitutional amendment to receive majority approval statewide and in every Missouri congressional district. The full text of initiative petitions would also be made available to voters with their ballots.

AMENDMENT 5 — INCOME AND SALES TAXES
Would require the legislature to phase out Missouri’s individual income tax based on revenue growth. It would also authorize the expansion of sales and use taxes, reduce certain constitutional limits on taxing goods and services, and require local tax-rate reductions under certain circumstances.

🗳️ COMING NOVEMBER 3, 2026

AMENDMENT 3 — REPRODUCTIVE HEALTHCARE AND PROCEDURES FOR MINORS
Would repeal the reproductive-healthcare amendment approved by Missouri voters in 2024. It would allow abortion under specified circumstances, permit additional legislative regulation, require parental or judicial consent for minors and prohibit gender-transition procedures for minors, with certain medical exceptions.

AMENDMENT 7 — SHOW-ME PROSPERITY FUND
Would establish a permanent public investment fund intended to support state government. State-imposed taxes could eventually be eliminated if the fund generated enough revenue to replace them while protecting the fund itself.

AMENDMENT 8 — COUNTY SHERIFFS
Would place the election, duties and removal process for county sheriffs in the Missouri Constitution. Sheriffs would be elected every four years and generally could be removed only through a court proceeding initiated by the Missouri attorney general.

Before voting, take time to read the complete ballot language and understand what both a “yes” and a “no” vote would mean. Constitutional amendments deserve more than a quick glance.

Polls are open Tuesday from 6:00 a.m. until 7:00 p.m. If you are in line by 7:00 p.m., you have the right to vote.

Caregiving and helping an aging parent can come with a lot of questions—and families shouldn’t have to navigate those decisions alone.

I’ll have a booth at the ACAP Caregiver Resource Fair on Wednesday, August 5, from 10:00 a.m. to 1:00 p.m. at St. Joseph Medical Center.

If you’re an older adult considering what comes next, or you’re helping a parent make decisions about their home, please stop by our booth and say hello. We would love to visit with you, answer questions, and share some of the trusted resources available to Kansas City families.

There’s no pressure and no sales pitch—just a conversation about what your family needs and how we may be able to help.

⏰ 10:00 a.m.–1:00 p.m.

For Stacy and me, real estate has never been just about selling houses.

It is about helping people make important decisions with confidence—whether they are buying their first home, moving closer to family, downsizing after many years, or simply preparing for what comes next.

We listen. We explain the options. We advocate for you. Then we let you remain in control of the decisions.

If you or someone you care about is considering a move in the Kansas City area, we would be honored to have a conversation.

07/14/2026

Important news for Jackson County homeowners:

County Executive Phil LeVota has canceled the August 2026 delinquent property tax sale, which included more than 1,000 properties.

LeVota said he was not confident that the 2022 tax figures were accurate—and no one should lose their home based on a tax bill that may be wrong.

This does not erase any legitimately owed taxes, but it gives the county time to verify the records and calculations before properties are sold. That is especially important for older homeowners and families who may already be struggling to understand or challenge their bills.

If your property was included in the sale, do not ignore the situation. Contact the Jackson County Collection Department to confirm your account and discuss your options.

The project is still a long-term development vision, so this version emphasizes both the opportunity and the questions surrounding infrastructure and incentives. ([Kansas City Star][1])

🏗️ **A development the size of a small city is moving forward in Lee’s Summit.**

The Lee’s Summit City Council has approved the development and incentive framework for Arborside—a proposed $1.5 billion project spanning approximately 1,000 acres.

The long-term vision includes residential neighborhoods, commercial development, parks, trails and land designated for senior housing.

A project of this scale could shape Lee’s Summit for decades.

It could create new housing choices, bring additional businesses and services to the area, and provide more options for older adults who want to remain close to family and the community they already know.

But responsible growth requires more than new rooftops.

The important questions will be whether roads, utilities, schools and public services can keep pace—and whether the public incentives produce a meaningful long-term return for the community.

Growth is coming. The goal should be making sure it is thoughtful, sustainable and serves people at every stage of life.
