Before you fall in love with any home run this one number first.
It is called the 90% rule. Whatever the home is worth after it is fully renovated that is your after repair value. You never want to be all in, purchase price plus renovation costs, for more than 90% of that number.
On a home worth $300,000 after repairs your maximum all in cost is $270,000. That 10% gap is your built in equity on day one before you unpack a single box.
Most buyers find a house they love and then figure out the math. Investor minded homebuyers run the math first and then fall in love.

Investors need 20 to 30% below market value just to make their numbers work.
You only need 10.
That gap is your unfair advantage and most homebuyers never know it exists.
On a $300,000 after repair value home an investor needs to be all in around $210,000. You can go all the way to $270,000 and still walk in with $30,000 in equity on day one.
You can pay more than the investor for the same property and still get a better deal. Because you are going to live there and they are not.
