Sellers tend to focus on square footage, upgrades, and the features they love most.

The headline metric? Our average sales price hit $344,732β€”a 5.7% increase compared to last year. If you own a home in Jackson County, your equity took another nice step up this summer.
Pacing is staying crisp, too. Homes are selling in an average of 32 days, showing that buyers are active, motivated, and moving quickly on well-priced properties.
Overall, closed volume stayed almost identical to last July (963 transactions), keeping our market temperature right in that sweet, healthy balance between buyers and sellers.

One of the most overlooked spaces in a home is often the one we spend the most time dreaming about.

Buying a home is one of the biggest financial decisions most people will ever make.

That's why we've never believed in rushing the process.

Sometimes the right answer is moving forward and starting the home search. Sometimes the right answer is waiting a few months, paying down debt, improving credit, saving more money, or simply taking more time to think through your options.

A good real estate agent shouldn't be focused on getting you to the finish line as quickly as possible.

Your friends from out of town are coming to visit. They booked the flight before they asked what there is to do here. Now it is on you.

This is the itinerary that works every time. The one that ends with them texting their realtor at the airport.

Coffee where the locals go. A walk that makes them put their phone down. A lunch spot worth the wait. A shop they cannot find anywhere else. A view they did not expect. A dinner that surprises them. A late night spot with the people who actually live here.

The kitchen with the wallpaper border. The double oven nobody used. The fridge with the magnets from every state. The Formica counter that had a coffee ring stain you could not get out. The cookie jar shaped like a chicken. The dish towel that said something embroidered on it.

It is what buyers want now. Not literally. Not the chicken. But the feeling.

The kitchen that looks like someone cooks in it. Real wood. Soft light. A hutch instead of a pantry. Dishes on display because they are pretty, not because they are staged. A table in the middle that is for eating, not for Instagram. Pots hanging from a rack because they get used.

For 15 years, every kitchen was supposed to look like a hotel. White, sterile, perfect, untouched. Buyers walked through and complimented them. Then they went home to a kitchen that actually felt like a home.

The shift is real. The Pinterest searches for "vintage kitchen" are up 340 percent over the last two years. Design magazines that used to feature all-white kitchens are now featuring kitchens with patterned tile, brass, oak, and curtains.
