What's the story with inventory? 🏠 Months supply of inventory is a pre-calculated metric that takes the total active inventory and divides it by the average closed sales over a 12-month period. Essentially this metric answers the question: if the pace of sales continues (average closed sales) against the current number of houses on the market (active inventory), how long would it take for all the houses to sell? Like most metrics, they mean nothing without something to interpret it with. The general rule of thumb is a market with about six months supply is balanced, below favors a seller, above favors a buyer. However, this can vary wildly depending on market and price tier. Looking back toward your own market’s history will tell you what’s typical for you, and when there’s a change.

Across Florida, months supply of inventory has been steadily increasing as more people list their homes and certain buyers are still hesitant to enter the market with high prices and interest rates. This will be a metric to keep an eye on as conditions may change in the coming quarters.
