Contract activity for the week of October 27 – November 2, 2024, in the Metro DC area rose by 3.8% compared to the same seven-day period last year.

Key Takeaways:
·Three of the six jurisdictions we track posted increases in new contracts, while three posted decreases.
·It's hard to interpret the mixed signals in the market and the overall economy. Mortgage rates are a full point lower than a year ago, but they ticked up almost a quarter of a percent last week.That one-week jump certainly contributed to a fairly flat week for contracts, as did the waiting game on the elections that will play out this coming week.
·That rate jump also dropped contract activity by just over 8% from one week ago.

Why it Matters:
·It isn't unusual for the metro area real estate market to take a bit of a breather just before elections, mainly because markets don't like uncertainty. We're certainly seeing that play out right now.
·While most economists expect the Fed to make a 25 basis point cut in the funds rate later this week, that isn't likely to have much impact on mortgage rates.

Contract activity for the week of October 13-19, 2024, in the Metro DC arearose by 11.2%compared to last year's seven-day period.

·We're seeing improved contract activity compared to last year, but the increases have moderated a bit.
·After several weeks of weekly contract activity, more than 1,000, the metro areas dropped below that level last week.
·Some of that may be seasonal, as we are heading into what is traditionally a slower time of year. But this also comes on the heels of mortgage interest rates that are now almost a half point higher than they were just three weeks ago.
