Contract activity for the week of April 14 - 20, 2024, in the Metro DC area fell by 11.3% compared to the same seven-day period last year.

Key Takeaways:
· Mortgage interest rates popped above the 7% mark last week, their highest level since the end of November last year.
· Montgomery County and Prince George’s County posted small contract increases despite that.
· DC public schools were on spring break last week, likely accounting for a big portion of the almost 30% drop in contract activity.

Why it Matters:
· We hate that rates have jumped over 7% for the first time in over four months, but there were still over 1,300 homes that went under contract last week.
· It’s no surprise that the lower price ranges have seen the most significant drop because those are the most sensitive to higher mortgage rates. Year-to-date, contract activity for homes priced under $750,000 is down 8.4%, while homes priced over $750K are up 8.1%.
· And once again, homes sold more quickly than this time last year.

It is no secret that there is a national shortage of homes for sale on the market, and with a few exceptions, that dearth of inventory is especially acute in the metro Washington, DC* area.

This has been coming for a long time. The average inventory at the end of February over the decade from 2005 – 2015 was right at 10,000 homes. At the end of February 2019 – just before the onset of the COVID pandemic – there were 7,600 available homes, and at the end of February 2024, there were less than 4,000. When you realize that the population of our area has grown 39% (1.5 million people) since 2000, that’s a staggering drop. Put simply, there’s 60% less inventory today with 40% more people.

But why is this happening? There are lots of reasons, and most are long-lasting.

It is no secret that there is a national shortage of homes for sale on the market, and with a few 8/633exceptions, that dearth of inventory is especially acute in the metro Washington, DC* area. Key Takeaways:
· That’s not a typo – contract activity rose 41.9% last week. We triple-checked the numbers just to be sure.
· With spring break over for all but DC public schools, we’re getting a good look at the spring market, and it’s encouraging.

Why it Matters:
· The news early last week that inflation isn’t really under control clearly means that the Fed isn’t going to lower interest rates any time soon – and in a perhaps counter-intuitive way, that contributed to a very solid week of contract activity.
· Some buyers sitting on the sideline until rates come down may have finally said there’s no point in waiting. The next couple of weeks will tell us a lot.
· And once again, homes sold very quickly. The average days on the market last week was just 15.5, compared to 27.4 this time last year.

· Last week was the sixth consecutive week with more than 1,000 homes going under contract – but barely. There were 1,015 newly ratified contracts.
· Prince George’s County was the only one of the six jurisdictions we tracked that posted an increase in contracts – up a very modest 2.6%.

Why it Matters:
· Even though the weather hasn’t felt like it, we are now solidly in the spring market – and contract activity continues to be a bit constrained because of high-interest rates.

Key Takeaways:
· That drop looks pretty big, but last week was spring break for many schools in our area. Lots of people were out of town. Last year, it was the first week of April.
· It was also the fifth consecutive week with more than 1,000 homes under contract.

Why it Matters:
· Buyers seem to be getting used to the persistently higher mortgage interest rates – and sellers are as well.
· 1,664 new listings came on the market last week, a 13% increase from the 1,463 new listings last year. A little bump in supply may provide some welcome relief for buyers.

Contract activity in the Metro DC area during the week of March 17 -23, 2024, rose by 3.3% compared to last year's seven-day period.

Key Takeaways:
· Three of the six jurisdictions we track posted solid increases in newly ratified contracts.
· This was the fourth consecutive week with more than 1,000 homes going under contract
· And once again, homes are selling very quickly. The average time on the market for homes under contract last week was just 22.7 days – more than two weeks faster than last year.

Why it Matters:
· Even though the weather didn’t feel like it, the spring market is in full swing.
· Not only did contract activity increase, but the number of new listings on the market rose 38% compared to last year, with almost 2,000 newly listed properties. That should provide some welcome relief to prospective homebuyers facing very slim pickings for a long time. Supply is still tight, but this helps!

It’s not always the offered price of a home that catches a seller’s attention; it could also be how quickly a contract can move to the settlement table. Contract activity in the Metro DC area during the week of March 10 -16, 2024, fell by 3.5% compared to last year's seven-day period.

Key Takeaways:
· Even though overall contract activity dropped slightly, we’re very encouraged that we’ve now had three consecutive weeks with at least 1,000 newly ratified contracts.
· Prince William County contract activity was unchanged, and the other five areas all had single-digit drops. Not bad at all.
· Homes sold very quickly last week, too – an average of just 17.5 days, compared to 29.5 days last year.

Why it Matters:
· Interest rates dropped a bit for the second consecutive week and now stand at an average of 6.74%. At the end of October 2023, rates were a full point higher, so even though it is highly unlikely that rates will drop under 6% until the third or fourth quarter, we’re happy they aren’t going up.
· Perhaps even more encouraging, there was a very healthy 40% increase in new listings coming on the market compared to last year and a 20% increase from just a week ago. We expect to see new listings rebound in March, and it looks like it’s happening.
