After being under the weather for a few days I was able to get out and do some last minute shopping at a few of my favorite local owned shops The Hamilton Mercantile Eclectic CharmTwigs and M. Franklin Studio and Boutique. I am not sure of their hours for tomorrow so check out their FB pages or websites and pop in for beautiful and unique gifts!

I was also able to deliver a few of my annual popcorn tins, which I love to do, before I had to call it quits❤️

Life in a small town..not the best footage but this is the 21st year I have seen Santa ride through town in Hamilton (Virginia) Community. To this day it is one of the highlights of my Christmas❤️❤️

Yes..interest rates are up, however, so is inventory. Now is a great time to buy! Less competition means more possibilites to negotiate a great contract on your home of choice! Obviously the price someone offers on your home is the driving factor to acceptance but I would also consider the key players in the transaction. If they can’t do their job the sale could fall through. Find out from your agent who they recommend for a lender and title company!!
