Here’s the math nobody shows you, average time on market here, plus a normal closing, plus exactly 7 days to get photo-ready (I hand you the day-by-day checklist). Work backward from Christmas Eve and October 22 is the last safe day to list and still be DONE before Santa.

I love fall.

While some years in our area, it seems like fall lasts about one week before we go from one extreme to the other, I absolutely love those years when we get a good stretch of 65–75° days. There’s just something about fall that feels cozy, like a candle glowing on the counter, a fluffy sweater, crisp mornings, and settling in at home.

This fall feels a little different for our family. We have one less kid at home now that our daughter is off to college. It’s definitely an adjustment, but I’m reminding myself that change can be good!

A little more time on our hands means more time with our second child (although I’m pretty sure he’ll get tired of all the extra attention pretty quickly! 😂), more time for hobbies that have been pushed aside, more time to enjoy our home and our community, and, of course, more time to help friends and neighbors with their real estate dreams.

So, as we head into a new season, I’m embracing the change, enjoying the cozy, and looking forward to what’s ahead.

Fall can actually be a really good time to buy and not necessarily because you’re going to find some huge bargain.

There are usually fewer buyers out there, some sellers are more motivated after being on the market all summer, and you can sometimes get a better sense of what a home is really like once the seasons change.

But there are a few things I’d want you to know before you start looking.

Selling a home isn’t always as simple as putting a sign in the yard and waiting for a buyer.

For this family, there were a lot of moving parts, and I was there to help manage all of them.

From obtaining quotes for needed work and coordinating contractors, to bringing in stagers and paint consultants, preparing and staging the home, creating a strategic marketing plan, hosting open houses, negotiating offers, and navigating everything through closing… I handled it.
