Why you ask, should seller have own representation? Title issue. Buyer's title underwriter on a cash transaction, wouldn't accept a letter of opinion from the locally renowned estate attorney who wrote and amended the Trusts. Karen E. Daily Ekofo, was representing the seller. She hustled to get everyone's cooperation & assistance. This was all done "out west" for a Wi******er listing that went under contract in 2 days. The seller was elderly, hard of hearing, no email, no internet. That meant the old-fashioned way - driving from Leesburg to Wi******er for signatures. What should have been an easy,quick settlement was not. This was my 6th transaction with the seller & her son so a lot riding on this for me as well - I consider them friends. Seller was getting exasperated as we traveled deeper into ambiguity & legalese - she just wanted to sell her house. Wednesday, after the buyer, their agent & Karen spoke they transferred the file! We settled yesterday as the VERY FIRST settlement in the Wi******er office. Lovely historic log building on Loudoun St. Everyone needs an advocate in the transaction. I don't know where we would be in the transaction if we hadn't had the OneLoudoun EKKO team behind us - and I'm so grateful I don't have to be thinking about it.
