🏡 Good information for both buyers and sellers as today’s market continues to shift.

Southern Buyers Putting Less Down on Homes

A new report from Realtor.com shows homebuyers in the South are making smaller down payments than buyers in other parts of the country — largely because home prices are still generally lower across many Southern markets.

Here’s the breakdown for the first quarter of 2026:

• South: 13.4% average down payment
• Midwest: 15.6%
• West: 16.5%
• Northeast: 17.8%

Nationally, the typical buyer put down about 14.4%, or roughly $30,250.

The report also notes that housing competition has started easing in many Southern markets, including Florida, as inventory improves compared to the intense pandemic years.

That could give financed buyers a little more breathing room without needing huge cash reserves or aggressive bidding wars to compete.

However, even with smaller down payments, higher mortgage rates are still keeping monthly costs challenging for many buyers.

Real estate scams are becoming more common—and more sophisticated—especially here in Florida.

Scammers are now impersonating agents, creating fake listings, and even inserting themselves into real transactions.

With AI and technology improving, these scams are getting harder to spot.

Here are a few red flags to watch for:
• They create urgency or pressure you to act fast
• They want decisions immediately
• Information doesn’t match (phone numbers, addresses, etc.)
• They avoid meeting in person
• They won’t answer direct questions
• They ask you to call a different number
• They disappear when challenged

If something feels off, pause and verify.

✔ Double-check all contact information
✔ Reach out directly using known, trusted numbers
✔ Report suspicious activity to local authorities or the FBI

Bottom line:

Here’s the quick breakdown:

• Florida made up 14.6% of all U.S. demolition permits in 2025
• That’s more than California (13.3%), New Jersey (10.4%), Texas (7.2%), and New York (4.1%)

• Florida continues to see strong population growth
• Buyers are looking for newer, more modern homes

📊 Florida Housing Market: Strong Start to 2026

Florida’s housing market kicked off 2026 with encouraging momentum.

Here’s what January showed:

🏡 Single-family home sales: up 5.9% year over year
🏢 Condo & townhouse sales: up 5.1%

More homes are coming on the market, too:

📈 New listings
• Single-family homes: up 7%
• Condos/townhomes: up 2.7%

Even more interesting?

✍️ New pending sales (homes going under contract):
• Single-family homes: up 15.2%
• Condos/townhomes: up 16.9%

That marks the sixth straight month of year-over-year increases in pending sales.

💰 What About Prices?

• Median single-family price: $405,000 (down 1.2%)
• Median condo/townhome price: $305,000 (down 2.4%)

Prices have softened slightly, while inventory has improved — giving buyers more options and creating a more balanced market overall.

📦 Inventory Snapshot

• Single-family homes: 5.2 months of supply
• Condos/townhomes: 9.7 months of supply

That means:
• Single-family homes are moving steadily
• Condos have more competition and longer timelines

What This Means

The market isn’t crashing. It’s adjusting.

Keeping an eye on what’s happening in our Central Florida market — this is worth noting.

Florida’s housing market cooled through much of 2025 as higher mortgage rates, rising insurance costs, and affordability pressures slowed buyer demand.

But there are early signs of movement.

✔️ Mortgage rates have started easing
✔️ Inventory is higher (mostly because homes are taking longer to sell)
✔️ Migration to Florida remains steady
✔️ International buyer activity is increasing

Inventory levels are now closer to balanced — not extreme enough to cause major price swings statewide. Some areas seeing softening tend to be those competing with heavy new construction.

Bottom line?
The market isn’t crashing. It’s adjusting.

And as rates continue to settle, we’re already seeing small signs of renewed activity.

Good news for buyers and sellers trying to plan ahead 👇

Florida lawmakers are not planning major property insurance changes right now. That means fewer surprises and more predictable costs when pricing homes.

Here’s what that really means:

• Big insurance reforms from the last few years are still working their way through the system
• No new insurance overhaul is expected this legislative session
• Buyers and sellers should plan using current insurance costs, not future “what ifs”
• Lawmakers expect some rate relief over time, helped by market changes and recent calm hurricane seasons

According to Senate President Ben Albritton, lawmakers don’t want to “tinker” with reforms already in place—and believe those changes are starting to stabilize the market.

Insurance is still a concern for many Floridians (just like food, gas, and utilities), but expectations are that pressure should ease gradually, not spike unexpectedly.
