C21 defines Closing Costs as the fees that banks and financial institutions charge for creating the mortgage loan. The closing costs generally amount to about 1 to 5 percent of the mortgage but can vary widely between states and types of mortgages. These costs include fees for lawyers creating the paperwork, title insurance, assessment of the property and even mundane services such as shipping the paperwork. Sometimes, the closing costs can be rolled into the price of the mortgage loan, but they are often paid outright at the completion of the sale of the property. The financial institution must provide a list of the fees and an estimate of their costs prior to the final sale. It is important to look these over carefully and ask questions if any items seem to be listed in error or do not make sense to you.⁠

A Pre-Approval Letter can play an important part in the home buying process, especially in today's market! 🏡

defines a as an unofficial letter from the mortgage lender that lets agents and sellers know the amount of money a buyer can borrow in order to buy a house. Many sellers will require that a buyer show this pre-approval letter before that seller will accept any offer. This provides an important protection for sellers as they can avoid doing business with buyers who do not have the ability to get the money to buy the home. Three important notes about the pre-approval letter:

✨ It doesn't constitute an official mortgage approval from the lender.
✨ It still requires the buyer to go through the entire loan process before he or she can actually get the money.
✨ Mortgage lenders can deny people after they have been granted a pre-approval letter, but it is more common for the bank to adjust the amount of money it is willing to lend.

Real Estate Agent Magazine: "Another strategy to focus on includes arranging rooms to look the best, not the most practical. Always try to arrange a room in the best way possible — not necessarily for practicality sake. For example, sometimes a table may be too close to a cabinet for proper opening and closing. However, that is because we are after a more balanced look rather than a practical one. The same goes for television placement as well. The TV does not necessarily have to be viewable from different furnishings as long as the placement looks balanced and the best in the space. These things do not matter for selling purposes, because no one is going to be watching the TV while viewing the home!⁠"

What a great staging tip, especially as we head into summer! ☀️

Mick Telkamp⁠ recommends making outdoor spaces inviting: Outdoor living space is a “must have” for most homebuyers. Patios, porches and decks should look clean (pressure wash), fresh and inviting. Make necessary wood deck repairs and apply fresh stain. Consider replacing (or at least getting rid of) old, weather-beaten furniture. Brighten the space with flowering potted plants.⁠

In today's edition of Real Estate terms you're pretty sure you know: Contingency!

From Real Estate Glossary:
A contingency is a condition that must be met for a contract to be valid and binding. In the case of a real estate offer, a contingency may include many things that could possibly happen to prevent the sale from closing. There are many ways a contingency clause may be used.

✨ Offers can be subject to certain closing dates.

✨ Buyers sometimes limit their offer to their ability to obtain a favorable mortgage rate.

✨ When property value is uncertain, a definite appraised value may be stipulated.

From C21: “Move-In Condition” means that you can get the key and move your things into the home. You don't have to wait for anything to be done to the home. There is no need to paint or do anything to the floors. A home that is in move-in condition might be a brand new home, or it might be a home that is being rented. When you decide to get a home in this condition, you will usually enter an agreement that if there is anything wrong with the home, then you are responsible for fixing it. Some houses that are listed in this condition do have some work that needs to be done. This is why it is called move-in condition. However, you can usually get the home for a lower price if you have to fix several things in the home.⁣
