Equity is the portion of your home that you actually own, not what the bank owns.

In simple terms:
Equity = Home value − What you still owe on the mortgage

How equity builds:
1. As you pay down your mortgage
2. As the home’s value increases over time

Example:
If your home is worth $250,000 and you owe $180,000, your equity is $70,000!

Why equity matters:
- It can be used when selling (profit)
- It can help with buying your next home
- It may be accessed through refinancing or a home equity loan

Closing costs are the fees and expenses paid at the end of a real estate transaction to officially complete the purchase or sale of a home.

In simple terms:
They’re the “behind-the-scenes” costs required to finalize the deal.

Common closing costs include:
1. Loan-related fees (origination, underwriting, credit report)
2. Appraisal fee
3. Home inspection fee
4. Title search & title insurance
5. Attorney or escrow fees
6. Recording fees
7. Prepaid items (property taxes, homeowners insurance, interest)

Who pays them?
- Buyers: usually pay most loan-related and prepaid costs
- Sellers: typically pay agent commissions and may cover some buyer costs, depending on negotiations

Typical cost:
Closing costs usually run about 2–5% of the home’s purchase price, but this can vary and can be negotiated.

Example:
If you buy a $200,000 home, closing costs might be around $4,000–$10,000.

A contingent property is a home that is under contract, but the sale is dependent on one or more conditions (contingencies) being met before it can fully move forward.

In simple terms:
The seller has accepted an offer, but something still has to happen.

Common contingencies include:
1. Financing contingency – the buyer must get approved for a loan
2. Inspection contingency – the home must pass inspection or repairs must be negotiated
3. Appraisal contingency – the home must appraise at or above the purchase price
4. Home sale contingency – the buyer must sell their current home first

Why it matters:
- The home is likely going to sell, but it’s not guaranteed yet
- In some cases, sellers may still accept backup offers
- If a contingency isn’t met, the deal can fall through and the home may return to active status
