➡️ New homes built in 2023 reached their smallest median size in 13 years.

➡️ More than a third (38%) of builders say they built smaller homes in 2023, and more than a quarter (26%) plan to construct even smaller this year.

➡️ Builders face supply-side challenges that continue to increase the cost of constructing homes, such as the scarcity of buildable lots, lack of skilled labor and restrictive codes.

If I were starting out in 2024, I'd be jumping into the benefits that affordable new construction starter properties could provide.

One of my 2024 goals was to read more for the sake of entertainment. Although it feels like I have about 5 free minutes a day, I'm trying to be more consistent with reading that has nothing to do with work or school. That plan lasted about one day before I felt like I was completely wasting my time and went back to self-development.

Anyway, if you're looking for something great in the leadership/business world category, Team of Teams is great. Stanley McChrystal is a retired four star Army General that led the Joint Special Operations Command during much of the 2000's, preceding another incredible leader and author William McRaven.

- Trust and common purpose - "The believer will put his life on the line"

So many great leadership and life lessons in this one. Definitely one of my favorites.

This question comes up quite a bit and the differences can be a bit confusing. A condo or a townhome can be a game changer for those looking to break into homeownership while keeping costs down. It's a great option for first time buyers. Buy, build up equity, sell and move up or keep as a rental.

When in doubt, there are a couple of significant things you want to look at when deciding if a condo or townhome makes sense: overall price and HOA rules and restrictions.

In the era of side hustles and YouTube University, it's never been more important to thoroughly research contractors and people you let into your home to do work.

Here are 3 key things I start with whenever I'm hiring out any work I need done on my own home:

1. Proper licensing - in Utah, all reputable businesses will be licensed. Depending on the type of work the business conducts, these licensing requirements may vary, but there should be a record of the business operating in the state or county where the business is based. Here are a couple of places I search when vetting out contractors and companies:

2. Look at online reviews - these can save you so much time and headache just on their own

3. Social proof - does anyone you know and trust have experience with the company? How was it working with them, both good and bad? If no one you know has any experience with them, can they provide references?

There's no fool proof way to protect yourself from a bad experience every time, but it's hard to go wrong when you do your thorough research. I've seen plenty of awful situations during my time in the real estate industry. Nearly every one of these bad experiences can be avoided by following these few steps.

“In 2003, just 10% of repeat primary residence home buyers were able to make an all cash home purchase, while in 2023, 26% of repeat buyers were able to skip a mortgage payment.

This remains uncommon among first-time buyers. However, 6% of first-time buyers made an all cash purchase in 2023 compared to 4% in 2003.”

Since October 2022, all-cash home buyers who did not finance their recent home purchase have been more than one-quarter of the real estate market.

A "Carfax report" on every home in America? 🤔

What are your thoughts on this?

"RealReports provides information about every property in the U.S., the company states. The type of information available depends on the subscriber level, but it can include data such as neighborhood scores, valuations, permits, remodel potential and rental potential."

This is an interesting idea in theory, but I'm not sure I believe in it's practicality. Homes vary in value by so many nuanced metrics that are nearly impossible to determine without a hyper-local understanding of that particular market.

RealReports, which provides property information for all U.S. homes, says it can give agents a competitive edge.

Where I see many real estate professionals go off the rails: forgetting who they work for and why they have a job in the first place.

Clients - we serve you. Our services are aimed exclusively to this end. If you don't feel this is the case, sever the working relationship with that person at the absolute first available opportunity. There is nothing - absolutely nothing - more dangerous to a client than an agent focusing on his best interest and own convenience.
