It’s been a LONG time since I’ve used this platform. Mostly because I’m not practicing real estate, but also because law school and family takes about every minute of my time.

But I wanted to give a quick update on wha law school has looked like so far- amazing highs and some serious lows.

I love law school. I love learning the things I’m learning. I do sometimes wish we didn’t have to do it all at once, but regardless I know it was the right choice for me.

However, on the last day of classes I got some unwelcome news- I have breast cancer.

Luckily we caught it relatively early but it is fairly aggressive so treatment started almost immediately and aggressively.

My doctors are supportive of me staying in law school while I battle it out with Gertrude (name of my cancer) and I’m so grateful for that.

It’s not going to be easy, but I do believe it’s going to be beautiful. Miracles are already happening.

I have the most incredible support system. An incredible husband, three incredible kids, and an insane amount of family and friends that are literally carrying me with their love and prayers.

I got this.

This post has been a long time coming… which somehow makes it feel more real (and maybe a little scary). But here we go!

I’ve decided to take the leap—I’m going to LAW SCHOOL! 🎉 I’ve been admitted to the University of Idaho College of Law in Boise and will be part of the Class of 2028.

It’s wild to think about leaving behind a career I’ve truly loved. Real estate has been such an incredible journey, and I’m so grateful for all the lessons, late nights, and the amazing clients who have trusted me along the way. I’m not stepping away completely—just shifting gears. My hope is to stay in the real estate world, but this time as an attorney (in three years, give or take a few law school breakdowns).

Our family will be moving to Boise soon, and I couldn’t be more grateful for my insanely supportive husband who is all in on this adventure. We’re both excited, even if it means leaving behind the family, friends, and community we adore so much here in Utah. That part is definitely the hardest.

⚠️ Caution with Zillow showings! 🏡 Don’t let the allure of an easy booking fool you - there’s more to it than meets the eye. The person on the other side are agents who pay for Zillow leads. So It might seem like you’re locking in with the listing agent, but it’s more like a game of agent roulette. 🎲 You could end up with a seasoned pro who knows the real estate game inside out, a fresh-faced rookie learning the ropes, or someone who’s still trying to figure out what “transaction” means.

The problem is, you’re playing a guessing game. There’s no crystal ball to tell you in advance who you’ll end up with. One thing’s for sure, most of these agents have probably never set foot in the house you’re eyeing. 🚪

But here’s the good news: you can take the gamble out of it. Do yourself a favor and reach out to the actual listing agent - they are your best bet to get the inside scoop on the property. Or, if you’re not sure where to start, invest a little time in finding a top-notch local real estate pro who’s got your back. Talk to family and friends to see who they have used and you’ll be sure to find someone with great experience. 🕵️‍♂️

Thanks for saying what us realtors know to be true. Yes- it’s hard to buy with these high interest rates. However, now is a GREAT time to buy if you don’t have a whole lot of buying power. (i.e. large cash down payments, super high credit scores, ability to pay cash above appraisal)

The last few months every deal I’ve been a part of the sellers have given seller credits. Why? Because there aren’t multiple offers on every home, so the sellers have to work with the buyers. That means the sellers are helping either buy the rate down, paying for repairs, or paying closing costs.

As soon as interest rates come down even a tiny bit the buyers who have been waiting on the sidelines will jump back into the market. When that happens there will be multiple offers on most homes and prices will increase.

So the moral of the story is NOW is the best time for you to buy if you aren’t in the position to compete against multiple offers.

Do yourself a favor and don’t wait until it’s too hard to buy. Buy what you can afford now and then let that make you money for a few years then you can sell and upgrade to a more perfect home.
