Life has a way…and sometimes it necessitates that homeowners need to sell their home sooner than planned.

The homeowners added value to their brand new home with a hot tub, charming landscaping, storage shelving, and solar panels. When it came time to sell a few short years later, these improvements increased the value and made it attractive to more buyers.

A few weeks before listing, I paid for a staging consultation with a fellow realtor and professional stager who gave helpful feedback on how they could best prepare their home to list. Once they had the list of instructions, they got to work.

Most often, properly preparing a home to list for sale involves removing excess furniture and rearranging the existing pieces to open up the space.

Minimizing the evidence of pets is also key. It’s also super important to depersonalize and declutter in order to neutralize the aesthetic and energy of the property and make it ready for the next homeowner.

My sellers did a fantastic job in prepping the home and in under two weeks, we were under contract with a buyer working with their buyer agent.

With real estate professionals working on both the buyer and seller side, we negotiated and worked together when the bumps came along.

A Realtor’s job is to be the glue and keep both parties moving forward and working towards a successful and timely closing. We are problem solvers and guides.

So grateful for my sellers—who were return clients—who trusted me with the sale of their home. They were awesome to work with. They reached out well in advance of listing so that we could start the conversation about the valuation of the home, the home selling process, and the current market conditions.

Instead of featuring local food, I’m focusing on food from my recent travels to the East coast. And since I know lots of Utahns that visit NYC, this seems appropriate!! ‘Wolf at Nordstrom’ is right in the middle of Manhattan, not too far from the theater district.

My daughter moved to NYC from Utah last year and landed a job serving at the ‘Wolf’ restaurant located inside the flagship Nordstrom in midtown Manhattan. It is a cozy and sophisticated restaurant for drinks, appetizers, entrees and desserts. It’s a quiet and peaceful stop in the city with amazing views overlooking Broadway at 57th St.

There’s much to enjoy including:

-Wolf salad with Little Gem greens, bacon, croutons, and pistachios with a honey dijon vinaigrette
-Beet salad with oranges
-Burrata with English pea smash, pine nut bread crumbs, mint
-Prime burger with beecher’s cheese, bacon, balsamic red onion, chili aioli
-Totelloni with English peas, guanciale, walnuts
-King crab spaghetti
-Peach cake dessert
-And mocktails! Always love a good mocktail and I like asking the bartender to come up with something creative that is non-alcoholic.

They have a seasonal menu, so there’s often new menu items each time with go. My kids took me for my birthday dinner this last time and it was wonderful.
We love going there each time we visit New York City—And when my daughter is the server, it’s even better!
