While doing a walkthrough in the unfinished basement of a new home in Eagle Mountain, we spotted this Jerusalem cricket in one of the window wells.

This was the first time I’ve ever seen one in person, and I honestly didn’t realize what it was at first. I’ve only ever seen them on nature shows! 😂

Pretty crazy-looking looking creature! It was almost 3 inches long!

New construction doesn’t always mean everything was done right. 🏠🔍

This brand-new roof had multiple low-driven and exposed/unsealed roofing nails—small installation details that can become potential water-entry points and shorten the life of the roof if they aren’t corrected.

These are exactly the kinds of issues a third-party new construction inspection is designed to catch before you close and while the builder can still address them.

You don’t hire me to find what you can see. You hire me because I find what you can’t see.

New build. Same builder. Two separate townhomes. Same issue.

On both homes, the dryer vents were not properly connected.
On one of them, there wasn’t even a roof vent hood installed at all, meaning the dryer was venting directly into the attic.

This isn’t a small detail.

When a dryer vents into the attic instead of outside, it can lead to:
• Moisture buildup and condensation
• Mold growth
• Damage to roof sheathing and framing
• Reduced insulation effectiveness
• Lint accumulation (which creates a fire hazard)

And the reality is, these were brand-new homes.

No home is perfect. Even great builders rely on multiple subcontractors, and sometimes things get missed that the builder may not be aware of.

This is exactly why a third-party inspection on a new construction home is one of the smartest investments you can make.

City inspections are not designed to catch everything. They rarely look in the attic, and NEVER get on a roof. A dedicated home inspection focuses on how the house actually performs as a system.

I find issues like this on new construction every week.

⚡ **Inspection Find – Serious Electrical Hazards in an Older Home**

During a recent inspection of a home originally built in the **1940s**, I found several **major electrical hazards and numerous minor issues** that appear to be DIY work done over many decades.

This is exactly why **every home — especially older homes — should have the electrical system inspected.**

Here are just some of the issues observed:

🔌 **Reversed Wiring in the Panel**
Black (hot) wires were connected to the neutral/ground bar and white (neutral) wires were connected to breakers.
**Risk:** Shock hazards and unsafe servicing conditions.

⚡ **Neutral and Ground Bonded in a Subpanel**
Neutrals and grounds appear bonded where they should be isolated.
**Risk:** Electrical current on metal components of the home.

🔥 **Burned Conductors in the Panel**
At least two wires showed signs of overheating.
**Risk:** Increased fire potential.

⚠️ **Unknown 60-Amp Disconnect with Burned Wire**
Live wiring entering and a damaged conductor exiting with no labeling.
**Risk:** Fire hazards and unsafe troubleshooting.

📉 **Voltage Irregularities**
Outlets ranged from **116V to 128V**, even within the same room.
**Risk:** Potential wiring issues and appliance damage.

🔌 **Open Grounds at Multiple Outlets**
Safety grounding missing at many receptacles.
**Risk:** Shock hazards and reduced electrical protection.

🔄 **Reverse Polarity at Outlets**
Likely caused by the hot/neutral mix-up in the panel.
**Risk:** Energized appliance components and shock hazards.

🚫 **No GFCI Protection Anywhere**
No GFCI outlets inside or outside the home.
**Risk:** Serious electrocution hazard near water.

⚠️ Electrical issues like these can lead to **shock, equipment damage, or fire** — and many of them are hidden unless a full inspection is performed.

Older homes often have **decades of modifications**, and not all were done safely.

This was an interesting find during a home inspection today — a roof built over a roof 😄

I’ve seen small roof sections built over for additions before, but this is the first time I’ve seen an entire roof system framed over the original roof.

The original roof was a low-slope gravel (built-up) roof — essentially a tar-based roofing system with gravel added to protect it from UV damage and extend its lifespan. At some point, someone clearly decided they wanted asphalt shingles instead, so a new pitched roof was framed right over the top.

Always fun to see the creative solutions people come up with over the years!

Don't under estimate the value of a smoke or CO detector. Many do, and some regret it significantly.
