1. FULL Pre Approvals are more important than ever if you’re financing . If your paying CASH get a letter from your financial institution to have ready. You’ll be left behind if you wait!
2. NC Real Estate Commission/ NAR has new rules that must be followed . You need to prepare to sign a buyer agency agreement in order to see any home or land. If you don’t you will not be shown the property. A buyer agency agreement does not obligate you to purchase anything but it’s in your best interest to have an experienced realtor who knows how to navigate all the moving parts of a purchase. Please do not expect to just randomly call off Zillow or whatever 3rd party app you’re calling off of and not expect to have this conversation with the agent on the phone. There is auditing in place to make sure agents are compliant and if not potential hefty fines. Lastly , the buyer agency agreement is designed mostly to protect the consumer not the realtor so don’t think this is a trap. It’s far from that. It’s to help you understand your options being represented along with any potential commission you maybe obligated to if a seller is not paying a buyer side commission. For years it’s been a no fee service to have a buyer agent representing you and then when you sell one day you pay both sides of the transaction. A listing side and a buyer agent side . Your agent will be identifying any commission obligations to you prior to an offer written. Agents know do not know the compensation up front as we once did just months ago and for many years. Good agents are not working for free so it’s important you know if you’ll have any commission compensation obligations to your buyer agent.
Lastly , the data and information you see on Zillow , Realtor.com is harvested aka syndicated from our MLS so it’s not the other way around. Just because you have this App doesn’t mean you got everything you need to know. The information is often partially accurate. If you want to make a big decision on partially accurate information then that’s your choice. This goes for selecting a good buyer agent. Do you know how many agents come in and out of this business yearly and train wreck this profession on a yearly basis ?! Thousands of them !!!!
