There’s something especially meaningful about spending Memorial Day weekend gathered with family, enjoying the simple gifts of freedom — our local favorites, laughter, and time together here in beautiful Northern Michigan.

There’s just something about May in Traverse City.

The lilacs start blooming, patios fill back up, boats slowly return to the bay, and Memorial Day weekend feels like the unofficial welcome home to summer in Northern Michigan.

Sellers ask us what is killing their showing requests. Half the time the answer is right there in the listing photos before I even pull up the price.

Here is what we see that costs sellers showings before a buyer ever sets foot in the door. 👇🏼

1. The lights are off or half-on in every room. Buyers assume if the home photographs dark, it shows dark. They move on without scheduling.
2. The toilet lid is up in the bathroom photos. I know it sounds minor. But it signals to every buyer and every buyer’s agent that zero preparation went into this listing. It tells them how the entire transaction is going to go.
3. A car in the driveway. A trash can at the curb. Both. Buyers want to picture their life in your home. Someone else’s Chevy is not part of that picture.
4. The bed is styled but the nightstands have half-full water glasses and a phone charger. Personal clutter in photos makes a home feel occupied, not aspirational. Buyers cannot see themselves living there.
5. A wide-angle lens was used to make a 250 square foot bedroom look like a suite. The buyer shows up, feels deceived, and leaves without making an offer.
6. The exterior photo was taken on an overcast day and everything looks flat and grey. That is often the first photo in the listing. It is the reason buyers click through or scroll right past.

Professional photography is not an optional upgrade. Listings with professional photos and video sell faster and for more money. The data on this is not close. Not even a little bit.

If your agent doesn’t include professional photography as a standard part of their listing services, it may reflect their overall approach to marketing your home.

This is not a vacation. This is someone’s Tuesday.
