Leisure Real Estate Advisors, LLC, is pleased to announce it has arranged the sale of the Holiday Inn Express & Suites, 3821 W. 10th St., Great Bend, KS, for an undisclosed amount. The listing price was $9,800,000. Leisure Real Estate Advisors, LLC based in the Kansas City metro area, represented the Owner, GBK Ventures, a Kansas/Missouri based hospitality investment company in the transaction. The Buyer was BP Great Bend, LLC, an investment group with other IHG hotel holdings from the Pacific Northwest. Brent Jaynes, Managing Partner, represented the Owner on the marketing and sale. “The Great Bend Express opened in 2016 and has been a high-level performer since it opened,” commented Jaynes. “Cash flow will always attract investment, and that was the case here. The Express brand is one of the premier brands, and is ideal for central US, midsized markets”, says Jaynes. BP Great Bend will continue operating the Express under a new 15-year license agreement with IHG, with a minimal PIP. Noble Hospitality out of Manhattan, KS and KC, MO, retained the management.

Leisure Real Estate Advisors, LLC, is pleased to announce the December sale of the Pratt Inn & Suites hotel in Pratt, KS. The buyer was Wisdom Hospitality, LLC, a group of hotel investors. The listing price was $3,950,000. “This offering was one of our more active listings because of the unusual nature of the listing”, comments Brent Jaynes, Managing Partner with Leisure Real Estate Advisors. “That is, the hotel was a former Hampton, but was only 6 years old. It showed like a new Hampton, but was offered at 60% less than today’s replacement cost. Additionally, there was no debt placed on the hotel at closing……it was all cash,” says Jaynes.

Leisure Real Estate Advisors, LLC, based in metro Kansas City, was the exclusive broker representing the Seller, a regionally based lender. The lender had operated the hotel since late 2019.

Gering Hotel Venture, LLC, purchased the 60-unit hotel for an undisclosed price. The listing price was $2,850,000.
