As a buyer's agent, I believe both my time and my clients' time are valuable.

My goal isn't to spend weekends touring dozens of homes just to "see what's out there." My goal is to help serious buyers find the right home and make a smart purchase.

Before we start scheduling showings, I want my clients to be prepared. That means having a pre-approval in hand, speaking with a lender about loan options, understanding what their monthly payment will look like, and being comfortable with that payment.

Homeownership comes with expenses beyond the purchase price, so buyers should also be prepared for inspections, appraisals, closing costs, and any other costs associated with the transaction.

I also encourage buyers to do a little homework before we ever step inside a property. Drive by the home. Test the commute to work. Explore the neighborhood. Visit at different times of day if possible. Make sure the location fits your lifestyle before we invest time scheduling a showing.
Buying a home isn't about looking at 365 houses. We don't need hundreds of options, we only need one that makes sense.

When I schedule a showing, I want us walking through that door with the mindset that this could be the home. That doesn't mean we're committed to buying it, but it does mean we've done enough research to know it's a serious possibility.

The buyers I serve best are the ones who come prepared, ask thoughtful questions, understand their finances, and are ready to make informed decisions when the right opportunity appears.

Arguably the best time to look for a house is in the rain. ☔🏡
It may not be the most comfortable day for a showing, but rainy weather can reveal things that a sunny day simply can't.

When touring a home during or after a rainstorm, pay attention to:
✔️ Standing water in the yard
✔️ Drainage issues around the foundation
✔️ Roof leaks or water stains
✔️ Damp basements or crawl spaces
✔️ Gutter and downspout performance
✔️ Driveway and grading concerns

Here's the good news: finding issues doesn't always mean walking away.
Many concerns can become opportunities to negotiate:
• Request repairs before closing
• Obtain contractor estimates and negotiate a credit at closing
• Ask for a price reduction based on repair costs
• Structure repairs into your financing when applicable
• Use inspection findings to make a more informed decision
No home is perfect, and sometimes uncovering a property's flaws gives you the leverage to secure a better deal.
The goal isn't to find a perfect house, it's to find the right house with a clear understanding of what you're buying and a strategy for addressing any concerns.
A rainy day might just save you thousands of dollars and a lot of future headaches.

East Tennessee real estate at the end of May 2026 is no longer the chaotic market we saw a few years ago but it is still one of the strongest and most desirable markets in Tennessee.

What we are seeing now is a shift back toward a healthier, more balanced market. The frenzy has slowed, but opportunity is still everywhere for buyers, sellers, and investors who know how to move strategically.

Inventory has continued to rise, which means buyers finally have more options and a little more breathing room. Homes are sitting longer than they were during the peak market, and buyers are gaining back negotiating power. We are seeing more price adjustments, more concessions, and fewer situations where buyers are competing against 15+ offers overnight.

With that said, well-priced, well-marketed homes are still moving. Especially in areas like Knoxville, Maryville, Farragut, Lenoir City, and lake or mountain-view communities. Properties that are updated, move-in ready, unique, or positioned correctly are continuing to stand out.

Interest rates are still one of the biggest conversations in real estate right now. Higher rates have changed affordability for many buyers, and monthly payment matters more than ever. Because of that, buyers are becoming more intentional, more educated, and more focused on long-term value instead of rushing into purchases emotionally.

At the same time, East Tennessee pricing has remained surprisingly resilient. We have not seen the dramatic crash many people predicted. The reason is simple: people still want to be here. East Tennessee continues attracting relocation buyers, retirees, investors, and families looking for lifestyle, land, lower taxes, and quality of life.

For buyers, this market creates opportunity. There is more room to negotiate, more inventory to choose from, and more ability to structure deals creatively with concessions, rate buydowns, inspections, and flexible terms.

For sellers, strategy matters again. Pricing correctly from the beginning, presenting the home well, and marketing at a high level makes all the difference in today’s market. Overpricing is no longer being ignored the way it once was.
Investors are also becoming more selective. The “buy anything and make money” season has passed. Now it is about buying smart, understanding the numbers, finding long-term value, and focusing on strong locations and unique opportunities.

Overall, East Tennessee real estate is stabilizing — not slowing down completely. The market is becoming more realistic, more strategic, and honestly healthier than it has been in years.
