Your approval number is not your budget.

It’s the ceiling. And it’s built on what a lender is willing to extend, not what your life actually costs once you’re living in the home.

That gap shows up later, not on possession day.
Usually around month three.

You’ll notice the full picture when these start showing up:

Property taxes.
Insurance.
Utilities that don’t look anything like your rental.
Maintenance that’s now entirely yours.

None of this is a reason to hold off.

It just means you don’t build your search around a number that was never designed to reflect your real life.

The buyers who feel good about their decision a year later didn’t buy at their max.
They bought at the number that let them still live.

If you want to see what that number actually looks like for you, reach out before your next showing. It’s a quick conversation that changes everything.

✨ As someone who has run my own business for almost five years now, I truly understand how important referrals, recommendations, and positive reviews are. When someone takes the time to share a great experience, it means everything. ✨

So today I wanted to give a shoutout to Jim Mandra of JRM Masonry.

We recently had this patio installed, and I honestly couldn’t be happier with the result. Before hiring Jim, we reached out for about five different quotes. As many homeowners know, getting contractors to actually call you back can be half the battle! 😅

The few who did come out were all pleasant, but Jim was quick to give us a solid fair quote and was able to do the job almost immediately, which was beyond expectations. He was responsive, honest, fairly priced, and paid incredible attention to detail. He completed the project quickly, graded everything properly, found solutions when small unexpected issues popped up, and even took the time to explain future care and maintenance so we can keep it looking great for years to come.

And perhaps most importantly, he was personable and professional from start to finish. Even on the afternoon when my friend and I were enjoying the pool in our bikinis, Jim remained completely respectful and still focused on his work. 😅

Now the problem is... the patio looks so good that the rest of the yard and patio furniture needs to step up its game! 🤣🌿

Jim isn’t on social media, but if you’re thinking about a patio, walkway, stairs, or masonry project, send me a message and I’d be happy to pass along his contact information.

Supporting great local businesses is something I believe in, and Jim absolutely earned this recommendation. 👏🏡

It’s a fair question honestly.

From the outside, it can look like agents show up to open houses on weekends, put a sign in the yard, and wait for offers to roll in. But the work that actually moves the needle for our clients happens mostly behind the scenes and usually at hours nobody would expect.

Here is a little of what a typical day actually looks like:

Early morning is usually market research. What sold overnight, what just came on, what is sitting and why. By the time most people have had their first coffee, we already have a clear picture of what the day is going to look like for our buyers and sellers.

From there it’s calls. Calls to other agents to get a feel for what is coming before it hits the market. Calls to lenders, lawyers, inspectors, and trades to keep active transactions moving without anything falling through the cracks.

Then there’s the strategy work. Reviewing offers, building negotiation plans, pricing analysis, preparing clients for what is coming next so nothing catches them off guard.

And somewhere in between all of that, showing homes, meeting new clients, and doing the part of the job that actually shows up on social media.

It’s a full day. Every day. And honestly, we wouldn’t have it any other way.

If you’re thinking about buying or selling and want someone who puts in the work before you ever pick up the phone, let’s connect.
