Local Open House Opportunities | June 19 to June 21
Quick read on the market this weekend. Mortgage rates eased again this week, with the 30 year fixed slipping to 6.47%. That is the third week in a row moving in the right direction, and while it is not a dramatic drop, the trend matters more than any single number. Freddie Mac is pointing to a resilient consumer and strengthening demand, and Lawrence Yun at NAR noted home sales have climbed to their highest level since December. Buyers have stopped waiting for some perfect rate that may not come. They have accepted the sixes as the new normal and they are moving.
That shows up locally in steady open house traffic across all four towns this weekend. The people touring right now in late June are not casually browsing. Summer schedules are filling up, travel is around the corner, and the buyers still actively looking are the serious ones who want something settled before the season gets away from them.
There is also a shift worth naming. More buyers across Central Mass are widening their search toward land, privacy, and a little breathing room. The question has quietly moved from how close am I to the highway to what do I actually get when I get home. Turnkey and lifestyle-driven properties are getting the attention. Dated inventory is sitting a bit longer.
If you are a seller, the takeaway is simple. The buyers out this week are motivated, and presentation is everything right now. If you are a buyer, a steady but not frenzied summer market gives you a little more room to be deliberate.
