One of the biggest mistakes landowners make is looking at a neighboring sale, dividing the price by the acreage, and assuming that is what their property is worth.

Price per acre is only a starting point.

Two properties across the road from each other can have dramatically different values depending on:

• Road frontage and legal access
• Water, ponds, wells and creeks
• Utilities and development potential
• Floodplain and drainage
• Fencing, barns and other improvements
• Agricultural use and current condition
• Location, surrounding growth and intended use

Even the shape of the tract can affect how useful and marketable it is.

Your land deserves more than a quick calculation based on someone else’s property. A proper valuation should consider what makes your acreage different, how it can be used and how it should be positioned in the North Texas market.

Texas doesn’t just lead the country in beef cattle. It leads by an almost unbelievable margin.

🐂 Texas: 4,045,000 beef cows
🐂 Oklahoma: 1,966,000
🐂 Missouri: 1,806,000

Oklahoma and Missouri are ranked second and third in the nation. Combine them, and they have 3,772,000 beef cows.

Texas still has 273,000 more.

Only seven states have more than one million beef cows, and Texas has more than four million by itself.

That is the scale of Texas agriculture. Ranching here isn’t simply part of our history. It remains a massive part of our land, economy, and way of life.

Everything really is bigger in Texas, including the herd.

Inventory just did something North Texas buyers weren’t expecting.

If you’ve been waiting for homes to keep piling onto the market, pay attention.

DFW active listings were down 4.4% year over year in August.

Sellers are still negotiating. Price reductions are still happening. Buyers still have more leverage than they did a few years ago.

But inventory is not continuing to explode upward the way a lot of buyers expected.

So don’t just wait for “the market” to crash.

Watch the individual property, the seller’s motivation, and whether the home is actually priced right.

You’re not buying the market. You’re buying one house.

A $21M property selling for $4.5M sounds like a disaster…

until you know the whole story.

Deion Sanders’ original Prosper estate included roughly 109 acres. Today, the mansion sits on less than 6.

Meanwhile, Prosper grew from about 2,000 residents to more than 45,000.

That’s why I always say you can’t look at one number in real estate and assume you know what happened.

The property changed.
The area changed.
The market changed.

Context matters.

And yes… it still has a 3,000 sq ft closet. 😂
