We took on an inherited home in Scotland, Maryland that had great bones, an awesome location near the water, and one major issue: the septic had failed.
After working through the perc process, we bought it, renovated it from top to bottom; new roof, HVAC, bathrooms, and much more… and got it under contract quickly.
Then things went south. The septic install was delayed for weeks, and unfortunately the first buyer couldn’t wait any longer. Once the system was finally installed, we put it back on the market, received a cash offer, and closed two weeks later.
Real estate doesn’t always go exactly as planned. There are county timelines, weather delays, contractors, septic issues, and plenty of curveballs.
But in the end, we helped a seller move on from an inherited property, brought a neglected home back to life, and got it into the hands of a family that can enjoy it for years to come.
That’s a win.
