Newsflash!! Buyers are looking for a well-maintained home!

It’s the one thing houses that sell for more money have in common.

Listen. I don’t care if you have linoleum or marble flooring. Laminate or granite countertops. An oversized composite deck with a view or a small, concrete patio.

The one thing buyers are looking for in all of these scenarios is a home that has been well-maintained and cared for.

Landscaping that has been weeded and freshly mulched. Pressure washed porches and siding and kitchens that are clean and free of signs of wear and tear.

It’s why my pre-listing process is so important (even if it seems like a lot of work!)

Because showing your home has been loved and cared for speaks volumes to buyers and makes them much more likely to put in a competitive offer. It reassures them that the home they’re buying isn’t going to be a money pit but it’s going to be a place they can easily make their own. 🏡

Plus, if you as the homeowner take the time and energy to care for your home, not only will you make more money one day when it sells, but you’ll enjoy where you live all the more in the meantime.

Bottom line: if you’re going to invest hundreds of thousands of dollars into buying your home, spend a little time and money and elbow grease 💪🏼 on your home throughout the year. You and your future buyers will love ya for it. 🧡

This includes info about preferred closing date, offer timelines, property history, and any other special circumstances.

The offers presented by agents with access to the MLS are more likely to be accepted for many reasons, but this fact alone is a huge reason why!

Just because you CAN do something without a professional doesn't always mean you SHOULD, especially when it comes to one of the largest investments you'll ever make.

FAQ: How much money do I need to have saved for the home buying process?

A: Some of the expenses you’ll want to prepare for when house hunting go beyond the down payment (but the good news is, you don't always need 20% down to qualify for a mortgage)! Here are a few things you’ll want to keep in mind when budgeting for the home buying process.

🔍 Home Inspection ($400-500)

💰 Earnest Money (1-3% of the purchase price)

📊 Appraisal (Around $500)

🧾 Down Payment (Depending on the loan type you qualify for, this can vary but can be as low as 3% - check with a mortgage professional for exact numbers and percentages)!

💵 Closing Costs (Some of the items I mentioned above are part of your closing costs but the total closing costs may vary and can be determined by your lender)

2. Figure out your Financing - how much do you need to have saved before starting the process, how much do you need to put down and how much can you afford monthly.

During our zoom call, I’ll lay out all the expenses to be prepared for and recommend a few of my favorite mortgage lenders who can dive into all the juicy details with you!

3. Practice makes Homeownership: Once you’ve determined how much money you need to have saved, it’s time to start practicing!

Start setting aside the same amount that your projected monthly mortgage payment would be (pay your rent and save the leftovers). That way you’ll get used to having that expense in your budget.
