Fall festival season in coastal Delaware doesn't end after Halloween—it just gets cultured! 🎬

The 28th Annual Rehoboth Beach International Film Festival kicks off November 1st through 8th, bringing dozens of independent films, documentaries, and foreign features from around the globe to local audiences.

NINETY DAYS. THAT IS THE REAL NUMBER. 📊🏡

Two homes closed in Springmill last month at a median price of $380,000, and the typical one sat for 90 days before it did.

Springmill is a 55+ community in Middletown, in New Castle County, just off Route 301. It finished building in 2007, so every one of its 362 homes is a resale. Nothing new is coming.

What is actually there:

🏠 362 single family homes, mostly ranch style, about 1,600 to 3,000 square feet, in two and three bedroom plans

🏛 A clubhouse with a fitness center, an aerobics and dance studio, a library, a billiards room and card rooms, with a full time activities director running the programming

🏊 A heated saltwater pool

🎾 Resurfaced tennis and pickleball courts, plus shuffleboard and bocce

🚶 Paved walking paths through the community

💵 The fee is $165 a month, as of February 2026. It covers lawn mowing, trimming and edging on the front, rear and side yards, snow removal from the community streets, the common areas and the driveways, the common grounds and the entrance, and the clubhouse, pools and courts

WHO DECIDES WHAT GETS BUILT BEHIND YOUR HOUSE? 🏡📋

Not what is going up next door today. Who gets to say what is allowed there later.

In Delaware the answer comes down to one line on a map. Inside a town's limits, the town writes the rules. Outside them, the county does. Two houses you could drive between in fifteen minutes can have completely different answers.

Kent County put its own data center rules on the books on July 21:

📏 The building at least 300 feet back from a residential zoning district, and the generators and cooling towers generally 400 feet back

🔇 Noise capped at 55 decibels at the data center's own property line, tested before construction and again after it opens with everything running at once

🌲 A screen of at least two staggered rows of evergreens, 6 feet tall when they go in the ground

🏭 Allowed only in limited industrial and general industrial zoning

💵 Security posted covering 100 percent of the expected cleanup costs

Here is the catch. Those rules reach the unincorporated parts of Kent County only. They do not apply inside Dover, Harrington, Smyrna or Milford. Dover passed its own 18 month pause on October 12 while the city studies what a large energy user would do to its grid.

New Castle and Sussex each have towns inside them writing their own rules, so check both the county and the town for the address you are looking at.

Before you write an offer anywhere in the three counties, two free questions for your county planning office: is the address inside a town line or outside it, and how is the open ground nearby zoned?

Most people moving to Delaware find out about the Medicare window after they have already picked a settlement date. Our job is getting it in front of you before you sign anything.

Tell us the street, the town and where you are moving from, and we will tell you which county you are landing in. Medicare's annual window runs October 15 through December 7.

A 55+ community in Millsboro, Sussex County, about twelve to fifteen miles from Rehoboth and Bethany.

What is actually here:
🏠 Single family ranch and one and a half story homes, about 1,500 to over 3,300 square feet, new construction and resales
🏛 Independence Hall, a 24,000 square foot clubhouse with a ballroom, a bar and lounge, a heated indoor lap pool, a fitness center and saunas
🎾 Pickleball, tennis and volleyball courts, a putting green and a dog park
🏊 A resort style outdoor pool with a spa and sundeck, and a community garden
💵 The fee is $1,289 a quarter, about $430 a month, covering lawn care, snow removal, trash and clubhouse access. Fees change, so ask for it in writing

THE 4% NOBODY MENTIONS UNTIL SETTLEMENT 🧾

We are not tax, legal or insurance advisors and nothing here is advice. Check your own accountant and title company before you budget on any of it.

Delaware charges a realty transfer tax of 4% of the purchase price. 2.5% goes to the state and 1.5% to the county or town. It is split evenly between buyer and seller, so a buyer usually pays about 2%.

That rate is the same wherever you buy. Wilmington in New Castle County, Dover in Kent County, Lewes in Sussex County, the math is identical.

The part that catches people buying a second place: Delaware's first time home buyer reduction is for a primary residence. It does not apply to a second home.

A few other things worth knowing if the Delaware house will not be your main address:

📋 The senior school property tax credit is for a primary residence only, so a second home does not qualify

🛋 There is no Delaware sales tax on furnishing the place

🌊 Flood insurance is required if the home sits in a FEMA high risk zone and you are using a federally backed mortgage

🏘 Ask the community what its rental rules are before you count on renting it out. Plenty of them restrict it, and the rules are in the community documents

TWO HOMES. THAT WAS THE WHOLE MONTH. 📊🏡

In September, two homes were for sale in Nassau Grove in Lewes, and not one closed.

That is what a 244 home community looks like in a quiet month. Every house here is a resale. K. Hovnanian built the place between 2006 and 2013 and sold the last one in 2013, so nothing new is coming.

What is actually here:

🏛 Clubhouse with a fitness room, theater room, billiards, a reading room, card and game rooms and a craft room

🏊 Saltwater pool with in-pool umbrellas, a wading pool, and a patio with a stone fireplace

🎾 Tennis, pickleball and bocce courts

🚶 Walking paths and sidewalks around the ponds, a catch and release fishing pond, and the Georgetown to Lewes Trail running beside the community

🏠 Floor plans about 1,360 to 2,420 square feet, two to four bedrooms, every one with a first floor primary suite and a full basement

💵 The fee is $755 a quarter, billed quarterly, on a home that sold in 2026. It covers lawn mowing, edging and irrigation, the front garden beds, weekly trash and biweekly recycling, road snow removal, and the clubhouse, pool and courts. A one time contribution is also due at settlement and the amount is on the resale certificate

Nassau Grove is open to buyers of any age. Our community page lists it as all ages.
