FYI Condo financing nationwide

For a conventional condominium loan, the lender has to make sure the condo project itself meets Fannie Mae or Freddie Mac guidelines, not just that the buyer qualifies financially.

Fannie Mae and Freddie Mac are government sponsored companies that purchase many conventional mortgages from lenders. Because the lender may want to sell the loan to Fannie Mae or Freddie Mac after closing, the condominium must meet certain standards.

For a condo, the lender will review things such as the association’s budget and reserves, insurance coverage, delinquent HOA dues, pending lawsuits, special assessments, and whether any one owner controls too many units. The lender will also have the association complete a condo questionnaire if applying for a conventional loan.

The non refundable condo review or application fee is paying for this additional work. Even if the buyer has excellent credit and income, the loan can still have a problem if the condominium project does not meet Fannie Mae or Freddie Mac requirements.
