I saw this old photo on the Mifflin Co Historical Society post the other day. I just took this picture today. I knew the house as the Wheeler house. I remember Nelson sitting on the porch and stopping and talking to him when I was a kid going to and from the Mini-Mart, just down the street.

I could not agree more. Buyers need to focus on the "cost of ownership" of a home. This includes payment, taxes, insurance(including flood insurance if required) all utilities, expected repairs and one that a lot of people do not think about; cost of commuting. With energy costs rising, a more expensive home with energy efficient HVAC, adequate insulation, etc may cost you less to own than a cheaper less efficient home. In addition, if you have a 20-30 minute commute to work, school, stores etc, you must figure that $4/gallon of fuel into your monthly budget.
