Welcome to another edition of flipping Friday. Today, we want to talk about how hard work and keeping your nose to the grindstone pays off.

Last night we put the final touches on Chisholm trail, our newest property to hit the market! We have phenomenal contractors that we work with that do the bulk of the work on our projects but still it is really rewarding to put in our own unique final touches to create a consistent product everytime. That means picking items to set the house apart versus the standard builder grade materials and cleaning every nook and cranny before it is released to the market ensuring perfection everytime.

Inevitably, if you are in our line of business or are trying to sell your own home, you have ran into countless articles highlighting the do's and don'ts of the trade.

One major "do" we hope you are encountering often is to make sure you add "wow factor" to the property. In our experience though, that is usually all the article says! What if you can recognize the "wow factor" in a home but don't know how to create it on your own? That's where we hope to help!

Simply put, that infamous "wow factor" is just some aspect of the home that makes it special. However, here is the trick to making it effective; add it where the home needs it most! Kitchens and bathrooms are a good place to start but the work may be unnecessary if that space is already in good condition.

This is where thinking outside of the box can help and usually the answer is right under your nose... or in this case, right down the street! Consider looking at comparable properties. To get the price you want you might consider looking at the property the neighbor has for sale. For instance, if they have a spacious backyard and you don't, adding the "wow factor" of some sprucing up in your backyard might be just what you need! This is also where the help of a professional can really come in handy! If a comparable property has a great kitchen and you don't, comparing price point and evaluating a realistic number for the renovation is critical to make sure that you actually make money!
