There has been more interest in tax lien sales lately, so here is a simple breakdown of the good and the bad to help everyone understand what they are really getting into.

The Good

1. Earn interest on your money
If the owner redeems the property, you get your investment back plus interest. It can be a decent return without ever owning the property.

2. Lower cost of entry
Some liens sell for a few thousand dollars, which can make this appealing for someone who wants to invest without buying a full property.

3. Possible ownership
If the owner does not redeem the property during the redemption period, you may end up with the property at a price far below market value.

4. Less competition
Tax lien auctions usually have fewer bidders than traditional real estate sales.

The Bad

1. You are buying the lien, not the property.
The owner has one year to pay the taxes and reclaim the property, so you may never take ownership.

2. Unknown property condition
You cannot inspect the home or land before bidding. Some properties are unsafe, damaged, or not worth repairing.

3. Other liens or legal issues may exist
You could inherit title problems, unpaid debts, or heir disputes. Fixing these can cost thousands.

4. Quiet title may be required
If you do gain ownership, selling or financing the property often requires a quiet title action. This can be expensive and time consuming.

5. High risk if you are not prepared
Tax liens are not the same as buying a regular home or land. Anyone bidding should fully understand the risks and have cash on hand to deal with any complications that come up.
