Nowadays, uncertainty about affording a new home is real, and lots of people question if home ownership is possible! When you have a specific area you’re targeting, it can make it even harder to be patient and trust the process! 🙏

Helping address people’s fears, resolve their problems and deliver real solutions is what real estate is all about and that’s what I love to do! When I first connected with Scott last spring, he had all of these issues on his mind and more! 🧠

WOW 🤯 I can’t say anything without starting off giving ALL THE GLORY TO GOD! 🛐 I am nothing without my Lord and savior 🙏 All of my success is a direct result of the mission God has put in my heart to serve others and I woke up every day this last year asking God to show me who needed my help! 💗

Some people tout lead generation systems, social media presence or making a ton of calls for their results, but operating by faith is a powerful tool that can’t be quantified on a spreadsheet and I know that I’m here to serve a purpose higher than myself, which is why I continue to find success 📈

Only 1-2% of solo agents in the US will close on 20+ homes in a calendar year, and doing so in back-to-back years puts me in elite company that I don’t take for granted, especially having had my license less than 5 full years! This is the result of a dream and the willingness to go get it! 🌠

I set goals to help 30 families buy or sell their homes in 2025, have 5 listings sold, help at least 15 veteran families get a home, negotiate for $125k in total closing costs covered and get at least 10 families into their homes for under $2,500 out of pocket at closing! To reach all these goals and more is a testament to faith and focus but it couldn’t happen alone! 🤝

As this year comes to an end, I’ve reflected on how real estate offers a special opportunity in the lives of so many people! I love being able to serve everyone I meet, but it’s an extra special privilege when I get the chance to help people I’ve known for a long time ⏳

Back in high school at Dunbar, I became fast friends with Blake Whitley as we played on the lacrosse team, and I remember his Mom, Sarah, driving us to games, whether JV or varsity. After winning a state title, that friendship extended on to college at UK and we’ve remained close ever since 🫂

When I saw Blake out this spring watching UK play in the NCAA tournament, he asked how real estate was going and mentioned his grandma, Marjorie, was about to pass on. The question of helping his family with the sale of her estate in Wi******er came up and I said I’d be honored to assist 🙏

This was the first time I was asked to help a close friend handling a family estate sale. This was extra special as Marjorie was deeply loved in the Wi******er community and the only owner of this home since it was built in the mid-80’s, hosting countless family events over the years 💗

Working hand-in-hand with Blake’s father, Brian, we navigated multiple offers, structural repairs, several contingencies and more than I could list in a single post. I made a promise to help them out and be sure this sale wouldn’t linger into the new year either so they could be at peace 🛐

Thanks to my friend and fellow agent, Bradford Queen, the wonderful Prekopa family, already living in Wi******er, was able to secure this as their new home before the holidays, ensuring another special family would have this special home to love and celebrate for years to come and I’m so grateful for the Whitley’s and everyone else I was blessed to help this year 💖

Great people deserve great things! 😄 When you succeed in real estate, you succeed in changing the lives of others by creating a stepping stone to new chapters and opportunities that go well beyond what is happening in the present day 🔮

I’ve been blessed with the help of many great people since I got my license, but Luis Charles and his brother, Jose, truly stand out! Running Charles Plumbing, LLC with their Dad, Jose Sr., the whole family is some of the kindest, hardest working and most professional people I know! 🧑🏻‍🔧🙏🧑🏻‍🔧

Having helped Jose with multiple moves, Luis told me he wanted to get his own house in 2025 for his wife, Fatima, and two young daughters! With some expert help from our lender friend, Cameron Bronski, we got a game plan together and set out to make it happen this fall 🏡

They knew Masterson Station was their target area and we toured almost 20 properties 🏘️ making sure no stone was left unturned! After so many tours, when this home had a contract fall thru, we knew it was the one for them, with a butterfly bush buzzing out front every time we visited 🦋

I made sure to negotiate thoroughly and got $10k covered thanks to the help of listing agent, John Waizenhofer, so we could get Luis and his family home for the holidays! 🎄 Getting to visit them last month with their Christmas tree up made it all the more real, and served as a reminder of why I do what I do, because great people deserve great things 💝

Some clichés we hear so often, they don’t really mean as much with time, but one that stays true is “age is just a number”, and in the words of Abe Lincoln, “In the end, it’s not the years in your life that count; it’s the life in your years”⏳

Some people think you have to be a certain age to buy a house, or you may be too old to even have that dream come true, but I’ve helped people as young as their early 20s, all the way up to their mid 80s and you never know who may need a helping hand 🤚

When I met Richard in August, he let me know that he had been living with his daughter, Anne, and the in-law suite he was staying in caught on fire due to an electrical issue, burning down that part of the house, along with almost all of his clothes, personal effects and documents too 🏚️

Still vibrant at 87 years young, Richard was a military vet who had bought several homes cash and also built one before, but never gone through the home loan process! It took us touring only five homes to find the right fit in Versailles, and I negotiated a deal to get a lot of his closing costs covered 🙏

The more the deal progressed, the more we realized this single level ranch was the perfect fit for him and before closing learned the listing agent, Cindy Shryock, also attended the same church as Richard, proving God had a hand in it all along, and age really is just a number 💯

A home is a special place and it should always feel like a sanctuary to you and your loved ones! That feels most true around the holiday season when we realize that the house is what you buy, but the home is what you make it 💖

Sometimes we become a closer part of our community than we even realize and it reminds us that maybe we don’t have to go far to have new beginnings! That’s when you know you’re right where you’re supposed to be 📍

When I met the Hughes family in August, they’d become a staple of the Somerset community as a beloved veteran family, with Anthony working in school administration over in Whitley County and Andrea working for the Kentucky Blood Center as a phlebotomist while their kids went off to college 🏫

Wanting a new place to call their own that they would love coming back to for years to come, they first looked up in Richmond, but decided Pulaski County had their heart and they wanted their new forever home to be closer to home 🏡

When we found this new construction property after touring almost 20 places, they thought about it and decided it was too good to pass up! With patient negotiation, I got all of their closing costs covered to ensure they could move in easily and get ready to celebrate the holidays with loved ones and family! ☃️

At closing, Andrea gave me a gift basket 🧺, which I’m used to doing for clients myself, and let me know how thankful their family was for me, as I was for them too 🤍 It was a simple gesture, but the sort of reminder we all need to be friendly, and know that new family, and friends, await us right around the corner 🧑‍🧑‍🧒‍🧒

One of the biggest misconceptions in real estate is finding your new home has to be a difficult or challenging process! People put unnecessary pressure on themselves out the gate, hoping to find the right fit and already build up anxiety! 🫣

When my life-long friend, David, let me know he was looking to get a new place before his lease ended in October of this year, I told him with confidence that we’d be able to find the right fit, and he let me know his grandma, Barb, was going to help with it to invest in his future 🏠

Having family help with a home is the point of building generational assets, and we did our due diligence looking at close to 20 properties, with varying conditions from renovations gone wrong to some never ever completed, bug infestations and everything in between, as they worried they might have to settle for a fixer upper 🏚️

Always one to preach patience, I let them know the right fit would come, and sure enough, in mid-August, this gem in Tates Creek popped up with the family moving for new opportunities and it checked all the boxes; so we got a deal signed and had everything wrapped up in 3 weeks 🔐

Sometimes it will feel scary, most times it will feel uneasy, but you never have to feel alone or like you have to settle for a bad home! That’s what working with an expert who treats friends like family is all about and why I’m so glad to keep serving those I love like David and Barb 🤍

When you’re looking to buy your first home and find the perfect place, it can be pretty hard to balance expectations! I tell people you don’t wanna just “BUY” a house, you want to find a home run; the kind of place you know you’ll love coming back to again and again and again 🏡

Finding that kind of place is not a transaction, but a transformation, and when I met Samitha late this summer she was worried she’d never have that moment for herself. She knew that she wanted a space with some acreage, ideally a pool and some land to have horses or animals, but she wasn’t sure she’d be able to find it in her budget and in the areas she wanted to be📍

Hoping to explore multiple options, Sam was referred to me when her first agent told her that any home tour outside of a 30 mile radius would include Sam paying for that agent’s gas. Known for going above and beyond, I told Sam that was silly to ask and we’d find her the right spot as we looked across at least 6 different counties 🔍

Following a Sunday when we toured 11 homes in Nicholasville, Sam told me that night that she was sorry to ask but had one more home she wanted to see; a cabin with some land, a pool and close enough to family to make sense. So we set up the tour and the very next day got the deal secured with $10k of her costs covered 💸

Only after seeing a picture inside at the final walk-through did Sam realize the wife selling the home was actually part of Sam’s same Army battalion deployed to the Middle East almost 20 years ago; the kind of stuff you can’t make up and a sign that God had bigger plans in mind 🧠
