The biggest key in real estate is the willingness to invest in yourself and trusting that it’s going to be for the best in the long run! One of the classic cliches is, “Don’t wait to buy real estate; buy real estate, and wait”, and it applies to most investment properties and ownership in general⏳

The first deal I ever did in my real estate career was getting a lease for my friend Tucker’s coffee shop, Java Jukebox, back in the fall of 2021. First meeting in 2016 while working at Willie’s Locally Known, we stayed in touch over the years and I was honored to help him get his business going ☕️

Through lots of long hours and hard work, Tucker expanded the business into a second location off of Lane Allen Road in Lexington and decided to sell the first franchise location so he could get his own investment portfolio going. This was years in the making and we knew buying was the next step 📋

As we looked at investment properties, we stayed patient in the search until finding this updated duplex in the increasingly popular Kenwick neighborhood that checked all of the boxes! To top it all off, my co-worker, Brandon Hedinger, was the listing agent and eager to sell for his client 🔐

Thanks to awesome help from Jacob Miller on the loan side, we got $2k of Tucker’s costs covered, and the home appraised $15,000 above value, setting Tucker up to build his investment portfolio with a home he could live in too and serving as a reward for our trust in each other all these years later 🙏🏼

When you’re planning a move from out-of-state it can be nerve wracking to wonder if you’re going to find the right place or if you’ll have to put your plans on hold! That part of real estate never gets old, but it does get exhausting, and it takes a true expert to navigate those kinds of relocations 🏠

When I got connected with Jonathan and his girlfriend Amanda in the late spring of 2024, they were looking to move back to Kentucky after living in Arizona, and were excited to get back home, but not sure what was in store! They knew they wanted a place to call their own but weren’t sure what that would look like 🔮

When I first began searching last spring, I did over 20 virtual tours for them and was very honest with all the things they couldn’t see on a video feed. If the floors were sagging, the roof was rough or the neighbors and surrounding area weren’t ideal, I made sure to let them know, so they could make the right decision, instead of a “right away” one ⏳

They decided to sign a one year lease last April and told me we’d pick up the tours again in the winter, which we did, going from Wi******er to Richmond, and everywhere in between! As the clocked ticked down to their lease ending, we finally find a place they loved and at a price they loved too, with just the right layout inside 🙏🏼

Thanks to our lender friend, Jacob Miller, we got them a first time home buyer grant and a majority of costs covered so at closing they only had to bring $655 to begin their next chapter with their new old Kentucky home 🏡 From fear, to finding their first home, we found proof that happy endings are waiting around the bend and things always work out in the end 🌄

Making a major life change doesn’t have to be hard, but all too often people assume it will be difficult and full of challenges; moving homes is no different. Going from guess work, to a game plan on how to make a move and make it smooth is why it’s so important who you work with 💯

When I got connected with the Samokar family last fall, I was referred to them by my good friend Zane’s mother and she spoke very highly of me. After having helped Zane in his home search, his Mom promised the Samokar family they were in good hands with my guidance and assured them I’d find their perfect new home to move into 🏡

As a retired teacher and financial advisor, living in the Dunbar school district for 20+ years brought the Samokar’s incredible memories, while their own kids grew up, then grew out of the house. Now with several grandkids living in Wi******er, they wanted a place better suited for their needs and closer to those grandkids so they could host and have fun for many more years to come 🔮

We sat down and developed a clear strategy on how to find their perfect fit and secured this home in Richmond on over 1.5 acres that was a single level ranch with the perfect layout for their family. It took some searching, but when they found it, they knew and we closed in late February so they could move before selling their old home in Lex📍

Once they settled in Richmond, we got to work preparing their old home to get maximum visibility and exposure! The Samokar’s followed my advice step-by-step, trusting me in how to prepare the home for market to sell fast. With creative video marketing and promo, the home went up for sale on April 30th, and under contract the next day, May 1st, with multiple offers over asking price 📑

Having that deal in order let the Samokar’s focus on their new home, where they had a brand new pool built in their dream back yard that they and the grandkids have been loving all summer long! It doesn’t have to be hard to be happy making a big move, even leaving the home you’ve loved for decades, and it goes to show that with the right guidance to help, amazing things will come 😁

One of the most important things in real estate is being able to help people make a wise choice for both the short and long term! A house is the thing you buy, but making it a home is what you invest in and it’s important to have flexibility in case your plans change! 📦

When it’s a hot market with lower interest rates, it also means increased buyer competition, more multiple offer scenarios and having to use other tactics like an escalation clause, or skipping inspections and appraisal to win a potential deal; but you may being selling your future to buy in the present 👀

Having been connected to Jasta and Linda thru a friend’s referral after they moved to Lexington, I didn’t help them to buy this home in the summer of 2023 but they did what the market suggested and used an escalation clause to secure the deal! When their plans changed, and they decided to move out of state, we had an honest talk about their options and they decided it was time to sell 📊

It was more important for them to have flexibility to move out on time and being able to break even, or as close as possible, so we marketed it aggressively and had a dozen tours in the first 3 days with an offer the first weekend they were happy with 💸

Thanks to help from the buyer’s agent, Wayne Sewell, and Land Group Title, we listed on Thursday, January 15th, were under contract by Sunday, January 18th, and closed the deal on Friday, January 30th, after only 12 days in escrow 🏡

This deal went from complicated to complete by having true professionals working on all sides, and is proof of what can be accomplished with the right strategy and approach! If you have your own real estate questions and need to get the right answers, you know who to call to assist 😁

Nowadays, uncertainty about affording a new home is real, and lots of people question if home ownership is possible! When you have a specific area you’re targeting, it can make it even harder to be patient and trust the process! 🙏

Helping address people’s fears, resolve their problems and deliver real solutions is what real estate is all about and that’s what I love to do! When I first connected with Scott last spring, he had all of these issues on his mind and more! 🧠

As a lifelong Northside resident, and soon-to-be retired military vet, Scott was looking to find a home close to his father in the 40505 and finally have a place to call his own he could add some personal touches to after years of renting! 💸

Scott knew exactly where he wanted to be, and we only saw 3 homes total, with 2 being overpriced flips; but when this one came up before Thanksgiving, Scott was already on the porch when he called to tour and said, “I think this might be the one” 😁

Negotiating a deal to cover all of his costs and get a cashiers check back for just under $2,000 at closing, we also got the garage door fixed and a home warranty included, to ensure this first home would be a special one for Scott for years to come ❤️
