💰 What Is Earnest Money in Real Estate? 🏡

If you’re buying a home, you’ve probably heard the term earnest money. But what does it actually mean?

Earnest money is a good faith deposit that a buyer submits when making an offer on a home. It lets the seller know you’re serious about purchasing the property.

Here’s how it works:
✔️ The money is held in an escrow account.
✔️ It is credited toward your down payment or closing costs if you complete the purchase.
✔️ If the contract is canceled for a reason allowed in the contract (such as financing, inspection, or appraisal contingencies), your earnest money is typically returned.
✔️ If you back out of the contract without a valid contractual reason, you could lose your earnest money.

The amount varies depending on the market and purchase price, but it’s an important part of making a strong offer.

Have questions about buying a home or navigating the process? I’d be happy to help!

🌾 What is a USDA Loan? (And why buyers LOVE it) 🏡✨

Did you know you can buy a home with $0 down? 👀

A USDA loan (backed by the United States Department of Agriculture) helps buyers purchase homes in eligible areas — and yes, that includes MANY spots around Lexington! 🙌

✨ Why it’s a game changer:
✔️ NO down payment
✔️ Lower interest rates
✔️ Lower monthly mortgage insurance
✔️ Perfect for first-time buyers or anyone wanting to keep cash in their pocket 💰

📋 Basic requirements:
🏡 Must be your primary home
📍 Located in an eligible (often suburban!) area
💳 Typically 640+ credit score
💰 Income limits apply (based on household size)
📊 Stable income + manageable debt

🚫 Not allowed:
❌ Investment properties
❌ Vacation homes
❌ Multiple living units or income-producing setups

💡 Pro tip: “Rural” doesn’t always mean out in the country — you might qualify closer to town than you think!
