🚨 You’re under contract on your dream home. Then you buy a new car. 😬

That could create a BIG problem.

In this round of Hot Loans: Underwriting Under Fire, Jesse explains some of the things buyers should avoid doing while they’re under contract, including making large purchases, financing a car, opening new credit accounts, or making other financial changes without talking to their lender first.

Why? Your lender is still evaluating your finances as you move toward closing. A change in your debt, credit, or monthly payments can affect your loan approval.

The biggest takeaway: Once you're under contract, talk to your lender before making major financial moves.

That new SUV can wait. 😂🚙

🏡 Think you need 20% down to buy a house? That’s one of the biggest mortgage myths out there.

In the latest round of Hot Loans: Underwriting Under Fire, Jesse and I tackle one of the most common questions I hear from buyers: How much money do you actually need to put down on a home?

The answer? It depends.

There are loan programs that may allow buyers to purchase with significantly less than 20% down, depending on their financial situation and qualifications.

So if you've been putting off buying because you don't have 20% saved, don't automatically assume you can't buy yet. Talk to a lender and find out what options may actually be available to you.

And yes… we're still eating increasingly ridiculous hot wings while talking about mortgages. 🌶️😂
