Myth vs. Reality: Does the Fed control mortgage rates? 🏡

Myth: When the Fed cuts rates, mortgage rates drop right along with it.

Reality: The Fed sets a short-term rate banks use to lend to each other. It doesn't set your mortgage rate.

Mortgage rates take their cues from the bond market, especially the 10-year Treasury, plus inflation, the jobs report, and what investors expect next. Sometimes rates move before the Fed meets because the market already saw it coming. Sometimes they go the opposite direction.

What this means for you: Waiting on a Fed announcement isn't a strategy. The better move is knowing what you can afford today and having a plan ready when the right home or rate shows up.
