222 closings at an average of $434,977 — the second-highest average sale price of any of the eleven Central Kentucky counties we track, behind only Jessamine, and above Fayette's.

For a county this size that's worth sitting with: fewer transactions, higher price per transaction — 80 homes active countywide against Fayette's 687 as of Sept. 1. Current active listings in Woodford County, as of today, is 79.

Richmond and Berea, happy Saturday!

Here's your Madison County for 2026 so far.

Richmond, Berea, and everything around them — outside the Lexington MSA proper, but part of the Central Kentucky market we track closely.

859 homes sold year to date. That's more closings than any county in our coverage area except Fayette itself — and the second-largest pool of active listings, 364, behind only Fayette's 687 as of Sept. 1. Madison County's current inventory, as of today, is slightly higher at 387 active listings.

Average sale price $338,096. 59 days on market. Homes closing at 98.3% of asking.

A high-volume market that runs a step behind Lexington on price — worth knowing if Fayette's numbers have you priced out.

Bourbon County, 2026 so far.

There's a particular kind of Sunday afternoon that ends with you pulled off on a two-lane road somewhere past Paris, engine off, looking at a fence line and doing math in your head.

If that's been your September, here's what the numbers say. We ranked eleven Central Kentucky counties we track — Fayette, Scott, Jessamine, Woodford, Clark, Bourbon, Madison, Franklin, Anderson, Mercer and Boyle — and Bourbon lands at both ends of the list.

It's the smallest housing market of the eleven. 139 homes sold. 205 new listings. 54 active right now — fewer than any other county on the board. Average sale price $292,721. Homes are closing at 96.2% of list, the widest spread between asking and closing of any county the report scores.

And it's the biggest farm market of the eleven. 37 farms listed for sale — more than Madison, more than Woodford, more than all four Fayette quadrants combined. 45 brought to market this year and 14 closed, averaging $850,720. All three of those are the highest numbers on the board.

Then the fence-line number. Just 19 lot-and-acreage listings in the entire county, the thinnest land inventory of the eleven. The nine that sold averaged 101.3% of asking. Bourbon is the only county on the list where land closed above list on average. And it moved in 109 days, quicker than land anywhere else we track.

Nine sales is a small sample, but the shape of it is hard to miss: houses here have room to negotiate. Ground doesn't.

Scott County, 2026 so far.

619 homes sold. Average sale price $388,395. And the number I'd actually pay attention to 👉 homes are closing at 99.0% of asking price, the tightest sale-to-list in the entire Lexington MSA.

That's a market where pricing right the first time is doing real work.

The flip side: 65 days on market, against Fayette's 42. More room to think than you'd get in town.
